Can you tell me if there is any Wiggle Room?

The WigglesCan you tell me if there is any Wiggle Room? I got a question like this  from an agent today on one of my listings and I know exactly what the agent was saying. Will The Seller Drop His Price? Will The Seller Take Less?

Since I was hired by the seller to get the best price for him and he hasn’t authorized me to quote any price other than the list price, all I could say was for the agent to have her buyer to make his offer and I would certainly have the seller look at it very seriously. If a buyer asks this same question I will answer just make your offer and I will get the seller to give it serious consideration.

No matter if I happen to know that my seller would take less, if the seller hasn’t given me permission to spread the word, it is confidential information. If my seller was willing to take less, I would strongly advise him to lower the price so it would be public knowledge and all buyers and agents would know it and hopefully it would prompt a quicker offer.

Can you tell me if there is any Wiggle Room? The answer is no I can’t, but instead of saying that, I do the little verbal dance. I encourage an offer in writing, tell the agent or buyer about all the attributes of the home and say I would be glad to present any offer to the seller for consideration.

I often ask the listing agent if there is "wiggle room."  You'd be surprised how much agents will give away.  Costs nothing to ask!

However, on the flip side, when I'm the listing agent...I do exactly what you do!

Hi Mary, Many of the questions we are asked are not to be answered or we could be violating our agency duties.

Suzi, In my book $50,000 is a gaping hole and there is nothing about a wiggle in that.

Jayne, It is surprising how many time you wil get an answer. You would think the agents would know better.

The absolute best way to find out about "wiggle room" is either to take hula lessons, or go to the "Gentleman's Club."  The best way in real estate... write an offer.

Oh, how many times have I heard this phrase?!  Of course, many buyers think there is LOTS of 'wiggle room' off the list price!

Debbie - I hate getting a question like that on one of my listings.  What are you supposed to say?  It's especially annoying when it comes from another agent... they should know better than to ask!  A buyer, I can  understand, because they're trying to guage whether their offer is going to be shot down immediately or not.
