What does "Disregard that last email" mean to you?

What does "Disregard that last email" mean to you?

I received an email message that included the back-and-forth conversation between the buyer agent, her clients and the lender. The entire thread was mistakenly sent and contained information that I should not be privvy to as the listing agent.

When the buyer agent realized the error, an email arrived that stated, "Disregard that last email." Was that supposed to make it nonexistent? Not in my opinion. Part of our duties and responsibilities are to be loyal and maintain confidentiality, not to mention taking the utmost care, especially with sensitive information.

Can you imagine if the clients found out that part the information contained in the thread may have compromised their negotiation power? Or warranted a higher counteroffer based on their back and forth conversation? And worse, that they could lose out on the transaction due to what was said within? 

Please take the time to ensure the information you are forwarding is meant for all eyes, not mistakenly sent due to hurriedness to meet a deadline. All it takes is a moment  and can prevent future problems. Clients depend on you to represent them to the fullest, otherwise you are doing them a great disservice!

I am totally amazed at the irony -- I just received an email from an agent telling me he needed my client to complete an addendum to go along with his offer since there was another offer on the table.  The addendum he sent me wasn't blank.  It was a copy of the one from the other buyer including all his terms and conditions.  Think I will use it to my client's advantage??  You bet 'cha!

When I see "disregard . . .  ", I immediatly go back and reread the message to see if I missed anything. There have been occasions when I had not read down far enough and therefore would have missed the good parts!

For me, if it is to discuss a price then it should be face to face or at least  done on the phone. If they want a trail send each other a confirming email separately and never an email that contains an outsiode person. Foolish and careless.

Wanda, good post!  Not only is it important to make sure emails are clean, but it is also important that when sending to one, you don't hit reply all.  I've seen that fiasco and it is not pretty, especially for the sender.

I think a quick phone call with an apology to you by her would have gone a lot farther.  Unfortunately in this age of technology, if it has NEVER happened to you, EVER, with an email or a text, count yourself among the lucky.  We all get in a hurry and I know I have mistakenly sent an email to someone and a text to someone else that were not intened for them.  It stinks, but it does happen.

One should always be careful with email to make sure only the right people are receiving the message.  It is difficult to "disregard" something you just saw or read.

I've been in situations like this before.  I had an agent to the same thing that this agent did and saw information that I'm sure they didn't want me to see.  My focus is on my clients and their needs.  If I see something that might give me a little more of an advantage in negotiating, I'll use it.  

You inspired me to blog about a recent situation.  Good post and congrats on the feature.

Strong client relationships depend on trust and yes, while mistakes will happen, some can definitely be avoided. This was one of them. Understanding technology and getting to know your systems is paramount to ensure something like this does not negatively affect your client's position in a transaction. Afraid the comment "disregard that last email" might be like a red flag to a bull i.e. an irresistable invitation to take a look! Might be best not to highlight your blunder.

I received the"disregard last message" email a couple of weeks ago. Was in a multiple counter and was emailed the opposing buyers counter mistakingly-how do you disregard and wipe those privy details from your memory bank? How do you not use that info to your clients advantage? Sure did make me acutely aware of not making the same mistake myself!

Wanda - Disregard that last email reminds me of a memo I got in a former career.  I had been copied on a letter, and everyone had to initial that they had reviewed it.  A week later, the letter came back to me with a note attached... "This letter was not intended for you.  Please erase your initials, and initial your erasure."

I know it can be a mistake, but it can be detrimental.  One time my husband got an email that had exchanges on it between him and the buyer's agent who was in a back up position.  The home inspection had found mold and the first buyer was backing out.  The comment the buyer made was that they were never so happy to hear the word MOLD in their life!  It didn't change anything in negotiations as it was a short sale and all had been worked out, but we laughed and thought - what if we were in negotiations.  That could have ruined it for the buyer, us knowing how excited they were for the house dispite the $10,000 repair that was ahead...-Kasey
