Study Finds Best Listing Day

The Best Day for Listing Your Louisiana Home is…

Mansion” is the Wall Street Journal’s entry into the high-end real estate magazine world. Well, not quite a magazine -- it’s an extra section they run on Fridays. It’s a nice diversion for those who want to read about really rich people selling their properties. More than that, it could actually be an important source of information if you decide to buy a vineyard in the middle of Los Angeles (Bel-Air, actually -- that one was featured last week). 

It was another article that caught my eye on Friday, though; one that dealt with a topic we agents have long debated. The article was headlined “THE BEST DAY TO LIST A HOME IS…”.  It summarized an elaborately executed study by a national brokerage revealing hard statistics on which day of the week is best for launching your Louisiana listing. The author, Sanette Tanaka, brought up several ways to look at the question. While her focus was, of course, national, the unspoken allure was to zero in on which day will maximize our Louisiana listing results.

 I bet you want to know the answer, so here it is: …(drum roll, please) --

Friday. Houses listed on Friday spent the fewest days on market (2 fewer than Thursday, 7 fewer than the most ho-hum day for listing, Sunday).

But, reading further, there is a problem. Listing on Tuesday brought in the most requests for house tours -- by 8 thousandths of one percent over Thursday. For drawing house tours, Friday faded into the pack…

All of which points to something experienced Louisiana agents already know: statistics are helpful, but not to the point where they detract from getting the job done.  The best day to publish a Louiaiana listing is as soon as it’s ready – the instant it’s ready! Buyers are constantly combing the listings, and the ideal prospect may be long gone if we hold off for any reason.

Interesting, but I would agree to just list it when it's ready. With the way homes seem to be moving, as long as it's in good showing condition and priced where it needs to be priced, it should sell quickly, regardless of the day it came on the market.

I try to get my sellers' to put their homes on the market by Friday morning at the latest. Now I can cite some research to show there is no point in dilly-dallying.

I did read this story. The numbers are so very close, don't worry about it. We all know pricing and condition is much more important.

If the timing is not far off, I always explain to my Clients why I prefer to "officially" start their Listing in the MLS on a Friday. Nice to know that I wasn't the only one and for a good reason.

Interesting statistics.  I'm sure sellers think it's Saturday since that's when they have time to meet with us!  I'll keep that in mind when I speak with clients, thanks for sharing!

This kind of timing varies from region to region, I think. I know in my market that when homes in my town are listed on Thursday morning, they are often sold by the following Wednesday.

Interesting information.  I would think the earlier on Friday the better since agents are setting up appointments for weekend showings.

Interesting. I could understand Friday and Tuesday but sometimes we can not hold the listing since it has to be on the MLS as contracted in the listing agreement.

Watch out what you are doing if you want to hold on to long just to get listed on a Friday.

Me personally I prefer Thursday.

There's an exception for every rule! Recently I listed a property at 3:30pm on a Saturday and had it in contract by 1pm on Monday! I prefer to list Wednesdays or Thursdays to get the listing to "percolate" for the weekend, but in the end, it's hard to say that a specific day always does the trick.

very interesting...Friday was my guess!!!  I see that many commentators suggested that this is not as valuable as others but hey, it is hard to argue with results!!

I'm not an agent any more - but in reading this I was thinking how fun it would have been to work in a market where selling 2 days sooner was worth thinking about. 2 months sooner - now that would have been exciting! (Yes, I let my license go just before the boom hit.)

I've heard that Friday is the best day to list but never tried it.  Usually the day the listing is taken is the day I list it.  But I'm going to try it out.  next Friday I'm listing a short sale.  Seller needs a few days to clean out the clutter.  But next Friday I'll put it in the MLS and see what happens.  Hope it works like you say it does.
