So many marketing options! Which is the best?

I have a listing that is not getting as much attention as I think it should. I’m at a bit of a loss as to why there haven’t been more showings. The home is in a desirable location, it’s been staged, there have been two open houses, the price has been dropped, and it’s being marketed on Facebook and Craig’s List, as well as through a few other mediums including classifieds in the newspaper.

I am new to Active Rain and blogging, and I thought this would make for good content for my first post.

What are your thoughts about newspaper advertising? Does it work? If it doesn’t work, why do you see so many properties listed in the paper on the weekends? Does it purely depend on the location?

Are the new online marketing methods really better than the old fashioned methods of postcards and flyers?

Is it best to establish oneself and one’s brand and let business be driven that way?

I would love to hear your thoughts, and if anyone has any top secret marketing methods to get a listing sold quickly, my ears are wide open!

Free Websites for Listings

Hi everyone,

There are so many free websites where we have the opportunity to post our listings.  I thought maybe we could start a running list of them.

One idea that I have tried is creating a virtual tour myself of a property with the Small Wonder video camera and then uploading the tour to YouTube.  I can then post a link of that tour on my blog and website.  The camera is very simple to use and uploads video within a few seconds.  Its cost is less than $100.

Other sites that have been mentioned are postlets, localism, meetup, owners.  I use Flyinside, Topix, backpage.  Any other ideas?  We can all help each other.

I have not get much response frm newspapers. The most productive marketing tool for me have been my web site and craiglist.

I find that the newspaper ads are only effective for certain audiences, for the most part I try to do 90% of all marketing online
