Integrating Staging Into the Sale

As many of you know I've been offering staging to my sellers for some time now.  I find lately they tend to be much more open to it and it sometimes is the deciding factor in their choosing me to market their homes.  One recent listing, a basically attractive house with a decorating theme of early childhood, and the owner's penchant for covering every surface with dozens and dozens of family photos was an incredibly worthwhile effort.  With a commitment to sell and a trust in my expertise (I came to them by recommendation), they allowed me the freedom to transform the home into one in which anyone could picture it as theirs.

I had no tremendous budget and very little time to accomplish the transformation before putting it out there for the world to see.  I'm attaching a few photos of the changes that had everyone saying "what a beautiful home."  The seller is thrilled.  Buyers don't have to imagine it without all the kiddy stuff and agents are impressed.  Since the home is not sold yet, there's no way to quantify its effect, but I suspect it will make a huge difference to their time line and their bottom line.

BTW, I have no clue why the photos won't be accepted as I put them in.  Whatever I did it kept resizing them to this.  Sorry!

Sharon,

I had planned to do that but there were a number of areas I wanted to show.  Here's one and I'll put another in as well.  In this case they had a basket of toys in the corner and nothing but photos covering the top of this piece of furniture.  The before already has half the photos removed.  In the after I simply kept one photo and added a better balance of decorative items.  Here it is.

Here's another.  In this one they carried the photo/memorabilia into what is their huge and wonderful master bedroom.  It was distracting and looked cluttered.  Once again I left one of their pieces (their things are important to them) and created a much more serene setting.  And Craig, if you see this I know, I know.  I should have straightened the photo first. :-)

O.K.  Here's a third.  In keeping with their children being the center of their world, they had put up shelves in the living room to match a table and chairs they had bought (and which sat between their living and dining rooms, making both look cluttered).  The colored shelves were distracting and the toys filling and spilling over from them gave the feeling there was no formal living space.  So . . .

And one more.  The living room was very kid friendly but it took the eye away from the open space and vaulted ceiling.  Even though I couldn't find the before and after shot from the same angle, I'm sure you can appreciate the major change in the space.  We removed the table and chairs blocking the view from room to room, got rid of the sound equipment on the amoire, staged the dining room, etc.  Here's the result.
