Sellers, if you make your home hard to show, it may not sell.  Also, if it is required to speak to the listing agent, or agents, prior to showing it, it may not sell.  It is customary for a buyer's agent to contact the listing company in order to show an occupied property.  Everyone knows that, so it's not really a big deal.

Where we get in trouble with occupied properties is when there are restricted hours and the listing agent, or agents, do not answer their phones, respond to emails or texts during those times.  Today is the third time in a week where agents were unresponsive when a showing was being requested during the restricted hours.

The first one ended in my clients buying another home.  The second was taken off the list permanently.  This one will likely end the same way.  If you, as a seller, are going to list your home with an agent, and if you are going to restrict the times it can be shown, you may want to confirm with the agent that he/she will be available to respond to showing requests during that time.  If a buyer's agent cannot gain access to your home, he/she cannot sell it.  

Price and condition are not the only things that sell homes.  Easy access may trump them both.  If a buyer cannot see a home, he/she is very unlikely to make an offer.  Make it easy for your property to be seen, price it right and keep it "show ready" and you'll be moving before you know it.

Mike you can show my home anytime you want.  As long as it's between 1:23 and 2:04 pm on the second Tuesday of the month.  That may be a slight exageration of some of the showing instructions that I have seen.  You are so right, if my buyers can't see it they probably won't buy it.

I hear you, Jim.  I had an agent last week that ignored calls, texts and emails on a restrictive listing.  Finally, I talked to the client and they called their agent.  She said, "Oh, I called, but I had the wrong number."  I guess the email and cellphone number on all of the texts were wrong too.

Mike, it never ceases to amaze me when there are really restrictive showing instructions. When they say go through the agent and the agent doesn't promptly respond it almost always end up getting marked off the list. Buyers have to have a tour and with as fast as things are moving most of my calls for showings are the same day we want to go.

JR, I normally make one effort to get a showing appointment, and if I receive no response, it's off that list and all future lists.  It's ridiculous.

That's becoming the norm around here too, Amanda.  Out of town buyers are almost always here on the weekend.  I know we all need a day off, but there has got to be better communication from some of these listing agents.  Oy!

I wonder sometimes if it's the owner or the agent who causes the problem.  Do agents talk in detail with their clients about showings and how important access is.

Scheduling showing appointments can get frustrating these days. I'm dealing with the same challenges around here Mike and I do wonder whether or not the sellers understand how many opportunities are lost when the showing times are too restrictive and/or the listing agent is unresponsive.

Commenter #1 is really not that far off. I once tried to get in a house for a month before I gave up. Showing time was between 10:30 and 11:30 Tuesday mornings. When I was there on time once, owner didn't answer the door. Clearly, she didn't want to sell. Passive aggressive technique.

This is so true... I am sure we have all experienced an agent that can't seem to get it together. However, I have a client who keeps declining showings. I guess they don't want to sell their home. We have had numerous conversations on the subject.

This drives me nuts also.  I do think owners with extremely restrictive showing instructions simply do not want to sell their house. 

If we can't get in to see one home, there are plenty of others we can get into, and my buyers are going to buy one of the ones they can actually see!
