Introduction REO group

I just wanted to introduce myself to the REO group. I have been working with REO's for a while now, with most of my work providing BPO's for various companies. I feel that I will be a good contributor to this group and will respect the code that has been established. I work in Modesto, CA, and stick primarily to Stanislaus County. I look forward to associating with everyone here and look forward to being part of this group.

I have a question for Matthew Zgonc.  I am a realtor in the Massachusetts Area.  I am trying to break into the REO business.  I have been completing BPO's from many different companies in the hope that I can get some listings.  I have completed approx 20 Bpo's thus far.  Do you have any advice for me on what is the best way to do this.  Am i going in the wrong direction.  It seems to me that there is only a select bunch of realtors in this area getting the majority of the REO listings.  Thank you for you time, Cathy

Cathy, as an appraiser BPO's seem quite backwards to me. Is it really the belief that the person with the highest BPO will get the listing? So then say that person gets the listing, now it sits on the market due to it being overpriced.  I assume BPO are completed by several realtor's for the same property.

  And to Harry, REDC is a scam. Their "secret" reserves make the entire event pointless, at least for me.

FHA FORECLOSURE PROGRAM STARTING ON OCTOBER 1, 2008.  This is starting on October 1, 2008. The program requires mortgage holder to agree to reduce the LTV ratio to at 90 % and pay a 3% upfront FHA mortgage insurance premium. Borrowers must share future appreciation with FHA and pay a 1.5% annual FHA insurance premium which is 3 times higher than the current annual premium. It also requires all second or subordinated liens to be extinguished voluntarily before a troubled loan can be refinanced.

REDC Scam Coming Back to Cal.-- Beware !

I just got back from the Phoenix REDC 2 day auction.(Nov.16,2008)  In my opinion, they are subject to Real Estate Laws regarding DECEPTION and MISREPRESENTATION ! What a bunch of SCAMMERS ! Many properties are GOV'T owned, repetitively bidding up the prices themselves when there are NO OTHER BIDDERS !

You got it right Mike.

I guess the FEDS are busy with all the other financial problems going on.
