Down Payment Assistance & Zero Down on Arizona Homes

By
Real Estate Agent with Homesmart

It is a buyers market in many parts of the country.  Don't let  the lack of a downpayment stop you from owning a home!

The Zero down programs from lenders may be all dried up, but I know where you can get up to 6% for your down payment/closing costs!!  This is available for BOTH 1st time & experienced homebuyers!!!

Thanks to The Nehemiah Program ®, more than 250,000 individuals and families now own homes.

Let them help you achieve the American dream:

  • Gift funds up to 6% of the final contract sales towards your downpayment and/or closing costs
  • Gift funds for both first time and repeat homebuyers (Nehemiah charges a nominal processing fee that may be paid by the seller, homebuyer, or lender.)
  • Gift funds for both new construction and resale homes
  • No repayment of gift money
  • No income or asset limits
  • No geographical restrictions

If you are a qualified homebuyer using an eligible loan program, such as an FHA loan, you may be able to move into your new home with zero cash out of pocket! The Nehemiah Program can help you become a homeowner!

Many of the Home Builders in Arizona participate in this program!  So whether you are looking for a new build or resale home I can help you getting qualified for the Nehemiah Program.

Amy,
That was a great overview of the Nehemiah gifting DPA and how they help people.  Are you familiar with the new version of those programs?   The new "Earned Income" programs?
Buyers Account, DP Funder and DP Now are all leading the industry for these types of programs and while they are not well known now they are growing quickly.
The new "Earned Income" model creates a more fair, open and equitable transaction for all parties concerned and since these programs now assess taxes as the IRS requires they fall in a better light in the regulators eyes than the gifting programs do.
By using the "Earned Income" program model buyers are taxed appropriately on the money they receive and use for their down payment and all the equity stays in the house.
This provides for some serious "Skin in the Game" for the buyer, gets the home sold for the seller and helps retain property values for the neighborhood.
I just don't see a down side to them.
