Staging in Reverse! TOUGH pill to swallow for Homeowners!

By
Home Stager with Spaces Refined Inc.

Take note Homeowners. Following will be examples of "how to sway buyers away from your property. What? Sway you say? In this market we need to do everything we can to "sell"!

As a Stager, I keep a close eye on the real estate market. Recently, I came across a listed home that is definitely in need of some SERIOUS intervention.  Mind you, it could be acceptable to live this way when your home is not on the market. The way you live and the way you sell are two different things!

Rest assured there are a few simple steps that can be implemented to avoid the "swaying effect".

#1 Price, make certain you are priced right! Your REA can help you with this!

#2 Condition, Inside & Out. Take a good look at every detail. Do you have curb appeal? Interior condition: Clean and clutter free? You get the picture.

#3 Staging. Have you contacted a local Staging Professional for recommendations on preparing your property PRIOR to listing? There are many alternatives available. From DIY consulataions to full service Staging services.

Drum roll please..........

Is this an office? Your buyers should not have to "cut through the clutter"!

Crowded and cluttered......

Where is the counter space?

Don't leave money on the table by listing your home in a similar condition. Home Staging yields top dollar returns on investment! Please call an expert before you list. We have services to fit every budget.

Gina, all very good points.  I always wonder what the REA's are thinking when they don't counsel their clients on the importance of SPACE.

Terry - Thanks for stopping by.

Amazing isn't it?

Few of my agent contacts have admitted to having difficulty conveying corrective suggestions to their clients.

That is where a Stager comes in! We can convey and implement changes without passing judgement! All packaged into a positive outcome. It's a win win for all involved. Especially the homeowner!

I love the shoes and the dirt under the cabinets.   Tell the sellers this is the buyers see.

Ugh!  Words escape me..... What are they thinking?  The sad thing is that you can go to virtually any neighbhorhood in the MLS and find something very similar - in any price point!

Gina

I love the shoes in the kitchen it adds some klass!LOL.

I hope you show them real class and work your magic getting this place in showing condition.

Gina, we are closely based to you and we are IAHSP, I seen your email and will get back to you once Sandra and I get a chance to see what our schedules hold.

We host meetings with some classmates that were in the course Sandra took, You are welcome to join in if you would like, its a less formal meeting then what is held by IAHSP. Sandra has been mentoring a couple of the Lady's who were in her class and has worked out well for all of us. We will let you know when we plan on holding another meeting, it will be in April I believe.

I will email you with the information,

Keep in touch, and Happy Staging

Wow - the REA that listed this home and put the photos on the mls are doing their clients and themselves a huge injustice!

I shake my head when I see shots on the MLS of bathrooms that have toilet lids up. This is even more offensive when the picture was shot as a portrait and gets stretched to a landscape shot on the MLS. Then it's a REALLY WIDE toilet with the lid up.

Another classic is the cluttered kitchen with a pet hampster cage or bird in a cage on one of the counters. Yucky!

Gina,

This listing agent should be taken out and shot! No wonder the public has a problem with "all the money Realtors make".

I don't understand the mentality?? Though, as a Stager I tend to be a perfectionist! This one would have been better served with exterior only shot! That is, if the time could not be taken to Stage, or at least clean house!

Let's just say, an EXTREME example. Not to follow!
