At Lawrence Virtual Tour, we provide first quality virtual tours (and 3D floor plans) mostly to the residential real estate market. But  last week I made my first Income property shoot and I wasn't sure what my realtor was expecting. He couldn't be there. So I shot as usual, with my women's eye, trying to do  my best to show the kitchen and huge double sliding closets in this tiny 500 sqft studio, showing the sunny view.... Do you know what got my agent most excited about? the laundry room! It was a fairly big room, and I happened to take 4 pics to get it all, and the last one, on the right was the electrical panel, with all the meters! He was very happy! Another thing that he was adamant about was that I took pictures of a furnished one-bedroom, and not an empty one... when you talk 500 sqft, it's tight! You can see the difference between the two floor plans on my virtual tour:

That's when I realized that feedback from our clients is really important, but I almost wish that somewhere there would be a guiding list of "what not to miss" depending on what you are shooting. For residential, it's easy, because we (all) have been buyer or seller of a house at some point. So we have been in these shoes. And we do so many of these that you even get a feel for what each realtor is looking for. But for these special virtual tours that you don't do that often, we should create a list, as a group about what not to miss. I have a pending contract with a school, huge, 2 hours away, and I am getting concerned. What should I NOT miss?

I wouldn't have a clue either but I would do this see if you can speak with some of the kids that go to the school.  Ask them to take only two pictures of their two most favorite place at school.  You might get some answers you need.

The trick is to not tie yourself up in knots. You have an eye for photography and I think your impression would be more than enough. You will see, as you drive up, the oppportunities presented at the front of the school. Have a walk around, without camera, and soak up the atmosphere. Once inside notice the corridors, full of the children's paintings and projects, take a few snaps and check. Corridors are difficult, it's about the angles. The reception area is the hub and a hive of activity. You may find this is where they keep the fish tank, the area is always clean and well presented, the principles office is off to one side and the opportunity for a good spin presents itself. What about the cafeteria, the media room if they have one, sample classrooms, you don't need all the classrooms or all the grades. I would find one that had a lot on the walls, the kids have been busy and it also looks tidy. Get a spin of the school counselors office if they have one. Beyond that, the gym, auditorium and music room should do it. Good stills from sround and outside and you have a tour!

It's difficult to imagine what you will come up against and I hope this gives you some idea. We all like feedback from our clients, but when it comes down to what to shoot, we are the professionals, we know what we need to get to best represent the property. Go with. "this is what I see in the tour, do you want anything added?"
