Define large...is it never obscene in your view?

As to whack a mole...no I don't think you are a whack a mole...all the whack a moles I know are bitches as in women.  So don't know where you are going with that.  They are also cowards who never comment on my posts...so you won't see them here.  I see them in my articles that are below 200 points right now.

Turner,

That's where my old life in the bond market gives me some clarity.  A rated bond equals 5% interest...junk bond equals 8% interest...higher risk equals higher return.

So agents getting buyer agency agreements with no discount for the decreased risk is just nasty.  Decrease the risk of being left standing on the corner with no return, decrease the price accordingly.

Is the customer fee less than the client fee, not saying it should be...maybe even the other way around...just asking.

When should the buyer fee NOT be automatically EQUAL to the mls offered amount? 

Would like some people to weigh in here. 

If the seller offers 3% on his $2,000,000 home because he HAS to to get agents to show it, at what point does the buyer get to take some of that out of the price in the end run and time of offer?

It's all about the buyer people...the buyer consumer.  Seller's have tons of options...time for the buyer to get more options.

Tim,

With all due respect it is bullshit.

Why is someone worth $3,000  one day and $1,200,000 another day for the same service as a Buyer's Agent, just because of the home price?  You may not have that in your marketplace, but we do.  Now answer that as if you are where it exists.

I can sell a $105,000 condo or a $40,000,000 house by driving ten minutes one way or the other...now make sense of THAT!

The customer fee is usually what ever the co-broke fee is posted as in MLS and from my perspective it is lower than the BA fee I usually charge.

As a non-agent the level of liability is diminished. I don't like being a non-agent...my personality type has a hard time in that role.

Ardell - I hope you've gotten some better news about your daughters at this point.  When I was that age, and even older, whenever I'd get sick like that when it was something I didn't know how to deal with, I always turned to my mom.  Mom's never stop being moms, no matter the age of the kids.....  ;-)

Monika,

I had a real hard time with Transaction Brokerage when they brought it in when I was in Florida.  Same reason...didn't fit my style.

I have since learned that it is what each situation does or doesn't call for, and each client wants, moreso than what I want. 

I will not howver apply a transaction brokerage scenario if it puts a conusmer at a disadvantage.  The real eye opener is that almost every one of my agents bought or sold something of their own this year and asked me for transaction brokerage or nominal fee services for them. 

Made me realize that when an agent needs and angent, they feel quite differently about what a fair and approrpiate fee is for the service.

Ann,

I have a good relationship with my daughters, but sometimes they talk to each other more as "they don't want to worry Mom".  That has been moreso since and after the divorce.  I do remember, with 6 brothers and sisters myself, that we often told each other a whole lot more than we told Mom.

I agree with your point that our purpose is to represent, not to sell.  It is easy to feel like I am the only one that feels this way, especially when dealing with some many builders' agents.  Thanks for putting the feelings into words.
