Dan,  You could not be more correct.  Not just in Racine but in any community.  I know here in Tennessee we have much more hassle free transactions whe everyone involved in the Real Estate transaction is local.  Great information.

Jimmy, Knowledge of local protocol is important. I just closed a transaction, a local buyer, local property, out of town inspector, out of town Lender, part time, inexperienced co-broke agent. A simple transaction, nearly did not close, last minute, petty changes by the lender. Thanks to a patient seller, a good title company, and your's truly, we have a happy seller and a grateful buyer.
