For Buyers, Sellers and Investors--How to "Interview" a REALTOR® and Get Happy Results

When it comes to serious decisions that impact your life, like buying or selling real property, you want to be happy with the choices you make! Authentic communication and teamwork are  musts. So my team at our Firm and I sat down and created a short and sweet quiz. We think, on a scale of 1-10, it's a 10;  that it can be really useful to buyers, sellers and investors. You can get to know a REALTOR® and the individual you will be employing. Then  a mutually beneficial working relationship is sure to be close at-hand..

"Interview" a REALTOR ®  and Get Happy Results

Rate responses from 1 to 5 (1 = So-So and 5 = Super). Then add up the total.
The REALTOR® you choose should have at least 70 points!

1.How do you like the Real Estate business? What do you like most about it?

2.Are you a REALTOR® member of the Board of REALTORS? And full-time Broker/agent?

3.Tell me a little bit about your background in Real Estate.

4.What can you tell me about your office? (The way an office functions a matter of personal preference. Some folks feel that they like to work with a team for the depth and scope of services. )

5.Whom do you represent? (It is IMPORTANT to know whom your broker represents at all times!)
Do you have a brochure to explain the Law of Agency?

6.Do you have special knowledge of particular market segments...like Energy Efficient Homes? Do you have advanced training and designations? Tell me what this means to me?

7.Do you specialize in any neighborhoods or geographical areas?

8.Will you set aside time to listen to what is important to me and then plan ahead so that we can accommodate our schedules?

9.Are you in this business for the "long haul"? How will you work with me?

10.I've told you something about my buying/selling needs...What is your understanding of what I need? (Has the agent listened to what you say?)

11.Tell me about your marketing and advertising program.

12.Are you a Member of the MLS System? Will my home be listed on the Multiple List? Are you expert on the MLS so you could find me an uncommon property, maybe one with a waterfall on it?

13.Do you provide computer-based consulting and analysis? AND how does this work?

14.Do you have a personal/ office website? A blog? How familiar with the Internet are you? Can you set up virtual tours?

15.Do you work with REALTOR.com? Do you have national market coverage?

16.Will you hold an open house for other agents? (Most professional agents don't hold open houses for the public because statistically open houses do not attract serious buyers.)

17.Do you provide me with contacts  to a network of professionals?

18.Can you refer me to an attorney to prepare all legal documents? (LAW in North Carolina)

19.What's one of your favorite Real Estate stories?

20. What's your overall impression of my situation?...

Interesting, but I pass.  When members of the public start to pepper me with quesions like that, since I am the one with real estate knowledge and they are not, I have to stop them and start asking questions about their goals for home purchase, time, price range, location, etc. to see if they offer a buyer profile that I'm ready to help find a home. 

I don't believe that buyers or sellers are qualified to know a good agent for their needs.  Most of the questions above have little to do with developing a relationship with a good agent.  

The last person who tried to "interview" me end with "Will you rebate a part of your commission to me?"

The public has a goal.  Buy or sell a home.  What does "computer based consulting and analysis have to do with finding a good home for buyers' needs? 

Interesting.  I love seeing how other real estate practitioners work.  But, in order to do my job, I need control of the transaction from beginning to end.  Submitting to a laundry list of questions puts my authority as the professional in jeopardy.  I pass.  And, I've done so many times.

While I think some of the questions may be a bit out there, I also think that many are dead on in regards to what a client should be looking for in a Realtor.

The Agent easily should score the 70 points in conversation and render most of the questions moot.  The application value here is to post the list, or similar questions in marketing or presentation and answer the questions for the consumer.

In the discovery portion in the sales process, the salesperson should learn concerns to be prepared to respond to the questions the prospect asks.  I don't like to open up concerns that may occur to the prospect if I can't close out that point.

Bill... I look at these as talking points...conversations starters...and a tool by which the uninformed can get a handle on what real estate professionals actually DO for them...hopefully, this will increase the level of appreciation for the services provided.

Nice checklist.  I only represent buyers.  So, in that regard, if the buyer is going to be interviewing other agents and the consumer is looking for buyer representation, I give the buyer a checklist of questions to determine who will best represent them as a buyer.   In that regard, I have questions targeted to decern percentage of representing buyers vs. sellers.  What changes are made to the standard purchase and sales agreement to protect the buyer.   Does the agent have good negotiation skills - what type of courses and what type of negotiation philosphy.  Will the agent present the offer in person to the seller and the sellers agent.  What is the companies policy regarding disclosed dual agency -- can the buyer opt out and be referred to another company?   I think it may be a good idea to have two questionnaires -- one for buyers and one for sellers.  A good post -- very thought provoking.

I think questions like these are useful to see how an agent thinks on our feet. I don't have a problem with people questioning me about my experience and background. When they want to probe me over the phone about the best places to buy and invest, which areas I like and why, I'll go a couple of questions with them just to be gracious, but then I usually take over and start asking the questions myself.

- What leads you to be calling a Realtor in Austin Texas today?
-  How did you come to believe that Austin might be a good place to invest?
- What is your idea of the perfect investment opportunity?
- If I can find a property like that, are you ready to write an offer?

This weeds out the tire kickers, and you learn a lot about someone by asking about their goals and motivations. I also really enjoy hearing where people are coming from.

I can definitely see the value in these questions. However I think this infomation can be gathered by normal conversation. If I were to rattle off those questions to a realtor, their guard would be up instantly. Personally I would like to gather information like this over a period of time. After all.... it really does go both ways. A realtor is checking you out the same way that you are checking the Realtor out. It's much more than a series of questions, Its building a relationship and a partnership.

jeff...I would rather do that , myself...Possibly our prospective clients could more easily recognize professional REALTORS if they , too..could insert such questions into their conversations...and we all would benefit

This is a helpful post for clients.  I hope buyers and sellers keep all these questions in mind when deciding on an agent that will give them the best service possible. 

I'd love to see everyone's thoughts on the top questions to ask that will weed out the tire kickers.  Then we could compile a top 10 list for activerain agents.
