Sometimes You Just Can't Do It Right

Not sure if you remember my recent blog about my listing that sold for more money to a buyer brought by another agent.  I was so happy that my seller got more money than my buyer offered.  She's been under a lot of stress and was anxious to move closer to family since her husband died rather suddenly several months ago.

What a difference a day makes.  Since the offer was accepted, another agent who had brought a preliminary offer about two months ago (that went nowhere) has suggested her recent offer with the same people was never presented and insisted on presenting it herself, even though she knew another offer had been accepted.  A little back story on that: about 24 hours before I reduced the price I called this broker and told her I was giving her a jump on it since she had someone interested in the past and to let him know just in case he still wanted the house.  I heard nothing for over a week.

Now the current buyer who wants to go straight to contract and has nothing to sell is feeling threatened, the second buyer went to seller's home and told her he was making an offer and told her everything about it, giving her his phone numbers so she could bypass us, and my original buyer called me upset that she accepted another offer, even though I told him at the time if he wanted it he would have to come up in price. 

Funny, I was just interrupted by a buyer calling for that house.  It went from sitting stagnant on the market to the hottest house in town.  Last night I had to do a conference call so the other broker could present the offer directly to the seller.  Homeowner listened, then told the broker that although she loved the people and would love to sell to them she was concerned about the pending sale of the buyer's house.  At that point, this agent, in the business much longer than my twenty years, said she understood since he wasn't in contract yet.  What???

And the beat goes on . . .

Good Gracious Geri what a soap opera scenerio you have here.  It is so obvious that some people have selective memories.  Just hang in there we had one too that sat for nearly 5.5 months and then 4 offers the best was a cash deal and quick close and ours.  They were all presented and we kept 2 back ups just in case.

I've had a few agents threaten to report me to the state regulatory agency when their offer wasn't accepted and another one was ... but I think it's a knee-jerk reaction to their loss, since none have ever followed through.

A word of advise, though, especially in multiple offer situations, keep detailed current notes - you never know when you'll need them, and specifics of who did what and when will get fuzzy with age.
