Acid rain?

As the acid rain fell upon the leaves in the concrete city...

 

 

O.K. - We all know I'm fairly new to this "Active Rain" but admit it...

You must have called it "Acid Rain" at one point or another too!!!

I was at a "Negotiating Effectively" seminar today and just like all the seminars most skilled Realtors go to, you sit there saying in your mind "Yada-Yada-Yada", this seminar should have come with a fifth of scotch or a gun so I could shoot myself.

 But we all have to sharpen our tools, so we go.

I kind of opened my eyes a little at this one because the speaker caught my attention when he mentioned the deal killer:

                          

                               "Ego"

 

"I'm not lowering my price!!!"

"I'll sell it myself!"

And the most famous one (I believe nationwide)

"I'm not signing anything!"

Stop clenching your fists now...

There's no white knuckle action in real estate!

The speaker put this remedy in the simplest form:

"When confronted with 'ego' go back to the original reason why the buyer/seller wanted to buy/sell and go from there"

I don't know about you but I liked it.

He also said when a property owner is fighting you to lower your commission and states that "Acme Real Estate was just here last night and offered us 2% lower than you..."

You can say:

"Superman Is a Comic Book"

They will look at you confused... Then explain:

"That Clark Kent that was here last night was fighting for what, a commission, for what?  Himself and his family. If that Clark Kent laid down that fast and dropped his commission just like that guess how he would stand against a person wanting to buy your property.  Look, even if you don't hire me please, do yourself a favor... DON"T HIRE HIM!" 

You will definitely get a slight confirming nod from that property owner.

I think I'm going to get a tattoo of an "S" on my chest, my friends...

Hi Luke,

Thanks for the info.  I think some of the best negotiators are those who facilitate a win-win for both sides.  In that situation ego is rarely an issue.

I always ask the seller "what part of my job do you not want me to do?"  For a full commission, you get full service!  I'm not a discount service provider!  I love when TLW starts sparring!!!!

I hadn't heard the Superman comparison before, but the overall jist of that does work well.  When you have a seller who truly has thought out their questions, and you come back with....if another agent just cut their commission because you asked, if they couldn't negotiate for their own paycheck, how are they going to work for you in negotiating on the sale of your property.....that gets the listing 99% of the time....the other 1% just wants a discount broker...period....Great post!

If one's not careful one of the biggest deal killers can be the two agents attitudes with one another. Sometimes we all need to leave our super hero suits in the closet. Or at least under our street clothes.

I like the Clark Kent comparison, it is on the money.  If someone drops their commission that quickly without a fight, then what kind of fight are they going to put up on your behalf when they are negotiating with a Buyer?
