Fort Worth Three Bedroom Brick Home... $117,900

By
Real Estate Agent with New Home Hunters of Fort Worth and Tarrant County

This New-On-The-Market Three Bedroom Two Bath brick home is just incredible.  Pulling up to the front of the home... what a great "Street Scape" this home has.  Fresh landscaping, manicured lawn, sculptured flower beds... nicely mulched and flowered.  How nice this home looks to both your guests as they pull up in front, and to your neighbors across the street.  Location-wise... if you happen to work at Lockheed-Martin... you could almost walk to work !

The foyer is fully ceramic-tiled... and leads into a spacious family room... large enough for all sorts of family gatherings.  The kitchen is quite spacious, and has lots of counter space, cabinetry, and a full pantry.  Included appliances are the dishwasher and disposal, the oven and range, and a built-in microwave.

The master bedroom is a split-master, and is in the rear left corner of the home... it's very quiet, and offers great privacy.

The master bath has a garden tub, and both a marble vanity, and a make-up vanity with room for a make-up chair.  The walk-in closet is spacious, with both ample rods and shelving.

The family room also features a brick wood-burning fireplace, complete with raised brick hearth and custom white mantle.

Bedrooms two and three are nice-sized.  The back bedroom of the two makes a great guest room or children's room, and the front bedroom had a very nice custom window that makes for great lighting if you use it as a den/office/study.

Additional goodies include a full sprinkler system, full security system, raised-panel 42 inch upgraded cabinets in the kitchen, upgraded carpet, upgraded pad, two-inch blinds throughout, a 12 SEER high efficienty A/C, garage door opener, and a covered rear patio with brick columns.  It can't get much better than this !

The rear yard is very spacious, with lots of room for either kids or guests to play volleyball, or picnic and barbeque.  The rear yard also backs up to a greenbelt area, so there's lots of privacy if you want to sun-bathe.

If you are in the market for a home, and are ready to go from "Just Looking" to "Let's Get Serious...,"give Karen Anne Stone of RE/MAX Trinity a call at her New Home Hotline at (817) 929-3400.  This incredibly spotless newly-listed home is priced at $117,900... and is sure to be snatched up quickly.

What a great home at that price. There are no deals like that in our area.

Ruthmarie: The price on this home is pretty typical for homes of this type.  The very gradual home-price increases here over the past ten years simply means that values are much more stable here... and not subject to the bursting bubbles that have overrun many of the previously hot areas of the country.

Charles:  This is typical pricing for a home this size in Fort Worth.  That is one of the many reasons that folks from so many other parts of the country are moving here.  Stability is a good thing !  So, Charles... I really would not call this a "deal."  This is a normal example of Fort Worth "value pricing."  Take care... say hello to my friend Mr Jefferson.

Charles... I am not sure if this is karma speaking here... but the "graphic" word for submitting this comment is "goatnut."  I wonder if that applies to both of us ?  What is the "spirit world" trying to tell us ?

Margaret:  Ooops... I am so sorry.  I was going to email you and ask you for permission to use that sentence.  I forgot... I apologize.  I am hoping you ar ok with it... since our markets are about 1400 miles apart.  :)

My goodness.  What a lovely house for such a low price.  The closest we could find a home like that for MD or Northern VA buyers is in West Virginia.  That wouldn't buy a condo in my market.

Lenn:  I am modestly familiar with the Northern VA, and MD markets.  I sold townhouses for Wm Berry and Winchester in the late 80's and early 90's in Centerville, Fairfax and Manassas, and new homes built by Levitt in Manassas.  Townhouses I sold in Centerville for $98,900 are now selling for $339,000.  Values increase on a typically gradual rate of between 3% and 5% here... although of course, some "hotspots" increase more quickly.  Lenn, thanks for commenting... take care...

Hi Karen Anne,  Nice home good price.  What neighborhood is it in?  How do you like the new office and are you working the westside more?  That's one area I know well.

Pam:  Gee... what do you mean... "cooler?"  It doesn't get very hot here in Fort Worth.  Cities like Phoenix are much, much hotter than it is here.  Actually, the humid heat in Cleveland before I moved here bothered me much more than the heat here does... honestly.  So yes, you can have this affordable and adorable home in a place with cooler weather... right here in Fort Worth... LOL.  Fort Worth is quite different from even Houston or San Antonio as far as the effects of warm weather.

Ricki:  This home is located in Willow Wood... near the ingtersection of West Loop 820 and I-30.  The neighborhood consists of homes built by Pioneer Homes and David Weekley Homes, and is about three years old.  My new RE/MAX office is great.  At the RE/MAX of Texas convention in February, the office was voted the Rookie RE/MAX Office of The Year.  The agents there are really a great group to work with.  I like it.  Thanks for your kind comments.  Take care...

Rick:  Thanks for your kind comments.  The price would be much higher if it were located in Cape Fort Worth... LOL.  This price is typical of the neighborhood.  There has been nice, smooth, gradual price-growth here in Fort Worth... perhaps 3% to 5% a year... which means... no real estate bubbles to burst like in other areas.  Both myself and the sellers wish we could ship this home up to the Cape and have you sell it for us.  Take care...

Karen Anne - that photo is absolutely stunning!  ;)  Please give my compliments to Mollie!

I really like this house.  It's adorable and very affordable.  Would you email me some room dimensions or a floor plan?  I'd love to get a better feel for it.  I'll be giving you a call in the next couple days - almost able to talk without coughing.  :))

Karen Anne,  So glad you are enjoying your new office.  Yes, I know that neighborhood.  It's a nice house and the picture is absolutely gorgeous.  Do you think Mollie T. could teach my Jaggi? :)

Carol:  Mollie will be absolutely thrilled with your compliment, but now she'll probably ask for a raise.  I'm going to be taking more pictures tomorrow, so I will email them to you.  It sounds like you are feeling better... almost ready to start talking again... I am glad. :)  I will be looking forward to your call.  Take care...

Ricki:  Yes, the folks in the office are really great.  The office is in the new Montgomery Plaza building, which is the gorgeous re-make of the Montgonmery Wards building.  I will wait until Mollie is in an extra-good mood, and then talk with her about teaching Jaggi the finer points of real estate photography.  Take care...

I know a really great firm that would just love to have you... :)  Take care... huggs.  Let me know when you plan to visit again.  Lunch will be on me !  Unfortunately, if you moved here, you would not be able to bring your twenty-seven listings with you.  Sniffle, sniffle.  :(
