Civano: Energy Efficient Community of the 21st Century

By
Real Estate Agent with Tierra Antigua Realty

Civano 1 is the first phase of the Civano residential community. Tucson's Civano community is the first large, mainstream real estate development to integrate sustainability as a key characteristic of the community design. All homes at Civano are built to the Sustainable Energy Standard which requires homes to use 50% less energy than standard built homes under the International Energy Conservation Code IECC. The Sustainable Energy Standard is the local City of Tucson and Pima County Building Code applied to the community. In fact many of the homes in the community are U.S. Department of Energy Energy Star® rated homes.

An Energy Star® rated home is built as a system so all of features of the home bring a synergy of energy efficiency and environmental healthy indoor air quality to the building.

Features of the Home as a System are:

  1. Tightly sealed exterior walls of the building structure.
  2. Sealed ventilation and air ducts
  3. high efficient heating and air conditioning system
  4. Low (VOC) Volatile Organic Compounds in paint and built-in cabinetry
  5. Programmable thermostat system
  6. Rainwater Harvesting system
  7. Xeriscape landscaping
  8. Solar hot water and Solar electricity production

There may be other energy efficient and water conservation features depending on the options chosen by the home owner.

Another design of the community is small streets and ample walkways and trails which allow the residents to accomplish many daily living tasks without having to drive outside of the community. This design also promotes neighborly interaction and a sense of small village life rather than suburban isolation experienced in so many of the nations residential communities.

The Civano Town Center is a 50 acre parcel of land zoned commercial, industrial, and mixed-use where small stores and retail shopping will be part of the local community. Besides the community center there are two swimming pools and a regional park with ball courts and ball fields.

Civano is the community of the future incorporating energy efficient design in its homes; the small village feeling on a larger scale, and a notion that knowing your neighbor fosters friendships and a safer community.
