We had 7 offers returned for best

"We had 7 offers returned for best. One was selected and approved Friday at 6pm."

Found this out on Sunday at 3:00 pm.

Showed the house Saturday morning at 11:00 am after Monika called to set up an appointment. I wrote the offer later in the day. Called the listing agent's office and got disconnected 3 times looking for information and the required disclosures and addendum's.  Person answering the phone finally said she would leave a message for the listing agent and they would get me what I needed. 

Never heard a thing and I finally emailed the listing agent Sunday morning letting them know I had an offer for them.

Met the buyer Sunday morning to collect the check, talked with the lender to get an updated per-approval. Monika called the listing agent, left a message, called her office left another message. 

Monika called again for the third time and the person answering the phone said the "listing agent will call you back if she wants to" IF SHE WANTS TO.

DejectedWHAT!!!!

We called her office again about the offer and asked her how she would like me to deliver the paperwork. This is her response...

"We had 7 offers returned for best. One was selected and approved Friday at 6pm."

Friday at 6pm....WHAT !!!!

Time invested... 3 hours

Buyers time invested... 4 hours 

Happen to luck out and get a an Unprofessional Listing Agent...priceless

Jay -- what is there about the word "cooperate" some of these agents just don't get!  I am the ethics chair for GMNBR and I am getting a lot of calls about Realtors(r) acting BADLY!  I hope this doesn't continue.  Things are challenging enough.

Thank you everyone for your comments. I agree that the agency has 24 hours to report the sale to the MLS and I have no problem with that. I know now that the bank signed Friday night.

I think getting hung up on 3 times and not hearing from the agent at all and the comment "She'll call you back if she wants too" was a little hard to swallow.

I know we all get busy but sometimes a quick little phone call can go a long way. I am a firm believer in what goes around comes around.

Thanks again for all your comments.

We have another contract in on another bank owned. This agent so far answers her cell phone and has been very accomodating. A true professional.

This kind of stuff is happening more and more in our area.  Its so frustrating to spend so much time with clients get their hopes up and then to find out that another offer was accepted even before their offer was presented.  We have all been there.  Part of the issue is that even though a verbal acceptance is made it takes sometimes a week to get the ratified contract back from the bank.  And with the banks that I work with I must have all the signatures before I can mark it as UNder Contract.  However if someone was to call I ALWAYS make sure I get back to them as soon as possible

this used to happen to us until around two years ago....On our MLS Board, we have to present a multi-offer disclosure form where everyone has an option to bid up or better until a cut off day (usually 48 hours) and all agents involved have to get the fax notifications signed by their buyers. at least it lets the buyers and agents know what they are up against. might want to petition your board for a policy change.

I set up an appointment one time to show a home and was on the way with my client  when I got a phone call from the listing agent saying the home was not available for showing. When I asked why, he said because the closing was the next day.  His office had failed to change the status of the home for almost 30 days, nor notify the showing schedule company. I let the MLS know about his lack to update the status of the home, which is a three day rule requirment.

sounds like the other offers were already at the bank - and until there is an answer you have to leave it open - however the sales I have dealt with like this when your offer came in would start the highest and best all over again.... sounds like the agent and the office may have been a little overwhelmed and unprepared

Quite normal here too. The only difference, when the agent doesn't return calls, I can't even show the property because we have to make an appointment with the listing agent.

Welcome home to the Las Vegas REO market!  Multiple offers and DO NOT expect a response from the agent!  I had one hellish experience back in January where I wrote an offer on a property after calling the assistant who said there were multiple offers but no bank acceptance.  Got the offer in to them within a couple of hours.  I got a call from the listing agent asking me why I would waste my time doing this on something with AN ACCEPTED OFFER FOR A WEEK.  Status wasn't changed in the MLS, this was active!!People who insult my intelligence will be remembered in the future ARGH!
