In my last blog I have explained to everyone that I have been successful, but I want to explain that I have been successful because I have been on at least 2 appointments a day everyday.  The market has been getting better and the phones have been ringing, but I haven't been depending on the phones.  My mission was to get the listings. 

I have been getting the listings by constantly calling FSBO's and following up everyday.  The result has been that some list right away and some want to try it for a little while.  Either way they have listed or are going to list.  Out of 30 FSBO's only 2 have been able to get under contract.  I have also noticed that the sellers are understanding that technology and the internet are very important, so I have impressed many of the owner's when I showed them that I use technology to the max.  I always use my laptop for presentations and I show them how I market their home over the internet.  My CMA's are that I show them, through the internet with concrete results, what their home is worth.  The result has been that I get my 6% commission and I have a high percentage of success. 

I have noticed that technology is not everything though.  We can't forget the face to face contact, because it is and will always be the most effective way of communication.  My broker taught me about the face to face and I teach him and my cowokers about technology and the internet.  Together our Coldwell Banker office is going to take over Paterson, one sector at a time, without hurting my competition, but by overwhelming my clients with great customer service and an effective marketing plan.

That's great advice.  There is so much that can be done on the internet.  We are in the Model 'T' era with the internet and almost everything we do is new.  There is a lot left to create.  Continuing to combine the face to face component  (old) with the cyberspace component (new) bridges the marketing gap.  I'm going to do more face to face after reading your posting.
