I was out fishing on Active Rain and caught this blog post...
It was just that simple reminder that caught my attention. As productive Realtors, Jason and I are always entertaining new ideas to market our properties and brand ourselves. Sometimes I find myself looking for tips on Active Rain and spending hours on Google for that next big idea or unique product. What it comes down to is that no matter what the idea or product is, we're always still after the same "result" in the end. Maybe we don't always have to keep looking for bigger and better tools when they're right there in front of us waiting to be used...
This is just so simple, yet effective and perfectly fits any marketing budget...
In addition to our many efforts and services we provide as Realtors in the pursuit to effectively marketing and selling a home, this is one that can't be overlooked and it only takes a little bit of time and "consistency" for a verity of results on many levels. I think we've all used Craigslist at one point or another, and many of us would probably agree that we intend to use it more consistently. I had a Virtual Tour tool through Listing Magic this year that did many things, one was that it calculated where my actual tour views came from. And guess what... Most of them were off of Craigslist! I'm bringing this up simply to point out the obvious. It reminds me to not over think things too much and that keeping it simple and sticking to the basics are the key in the foundation of real estate success. So, If you haven't done so already, include Craigslist into your marketing plan and stay consistent with it... What you'll get back out of it will be priceless in the end.
If you want to get more traffic to your listings, the internet has the biggest pool of buyers and you really are fishing with a net on the net!
Craigslist is just one more time they will see your listing and it may even be the first place they see your listing. Make sure to post your website address to increase your lead capture and if you're into syndication and top ranking placement on the web, then you know that many of the SEO companies out there charge a pretty penny. Although it's really important when placing your business within the top 3 pages in a search, there are ways to accomplish that with a little bit of time, consistency and knowing your key word phrases. Because of ActiveRain posts and Craigslist we're showing up on the first page of a search more and more often...

Did you know that craigslist has more hits than REALTOR.COM?
That being the case, why aren't you capturing buyers on craigslist?
Don't fish with a pole, fish with a net and here's how.
Step one: You should have at least 30 listings on craigslist. If you personally don't have 30 listings then find other listings and ask the agent if you can market their listing.
Step two: Use an 800 call capture system. Everyone that calls your ad will have used an 800 number. Since you have to pay for that free call, the telephone company has to give you the phone number.
Step three: Create a cause of action. What I mean is, make it easy for the buyer to want to call. Example
"For Free 24 hour information on this property call 800 etc, etc.
Capitalize on todays technology. Do what others are unwilling to do.
