RING, RING...Take the time to qualify your calls!

At $4 a gallon for gas, PLEASE ask your buyers to qualify before you waste your time and money!  A REALISTIC, HONEST and "TRUE" Homebuyer needs to be prepared for the mortgage process anyhow...why not make this step number one, instead of step number two?!

I know after 8 years in real estate, I have this conversation ingrained into my pshche...

Hello, this is Erica. ....Thanks for calling...yes, by the way, I don't want to step on any toes, are you working with a Realtor?  (VERY IMPORTANT POINT, RIGHT?)

Great...by chance, have you taken the time to pre-qualify for a mortgage yet?  Oh, No...well this is crucial to the home buying process.  I'd love to help you find the perfect property but I want to make sure you're looking at homes that are in a comfortable monthly payment range for your budegt.  I don't want you to fall in love with a home that is more than you'd like to pay.  (DUH!!!  I DON"T WANT TO BREAK IT TO THEM THAT THEY CANNOT AFFORD A HOME AFTER WE'VE SPENT HOURS HUNTING!  It's hard to go down in price when your taste is set at a certian level)

Part of my serivces for buyers is mortgage consultation.  I not only want you to find the best home for your needs, I'm also concerned that you get the best mortgage that will service your financial goals.  I pride myself as a real estate expert, not just a sales person.

Why are people so quick to jump in the car and show property?  I personally try to push the concept of education, preparation and then house hunting...

Buyers will appreciate not being pushed or sold...BUILD VALUE and show you care.  It will earn you more business in the long run.

I 100 percent agree. As a rookie, i have made the mistake of taking people out before pre-qualifying. In the end one, who did not qualify for anything, ended up costing me my time, my gas money and a lot of sweat (live in houston). If I had just asked a simple question, "are you pre-qualified/approved?" I could have avoided all that. I hope your post lets other newer agents know this information BEFORE they have to learn  the hard way. Great point!

Great post; besides being prequalified I always get a buyers agency agreement as well.

Great post

Too many people have no idea what they qualify for when they start looking.  I find that too many people have somewhat skewed ideas of what payments actually will be compared to amount borrowed.  I'd love to see those stupid teaser ads for $600 pmt on $200,000 eliminated!

Amen to the buyers agency Stuart...I cover that one on my first face to face.  I don't want to scare someone with too much info or restriction all in one swoop!

 

Kevin, good point.  I had a buyer who called yesterday on a $220k listing and he wanted a payment on a $100,000 home?!  Also, he had no money...oh well, time saved
