What Sells a Home?

Everyone knows kitchens and baths sell homes, but is it also price? Marketing? Advertising, and what type? Social networking i.e. Active Rain? Utilizing technology such as text messaging? Branding? Open Houses? Listing in the MLS? The truth is, I don't know. But what if you chose a Realtor that DIDN'T do all those things?

What do you think sells a home?

In our market right now price is king. So many listings, so few buyers and nothing else seems to matter.

Sure its price, but its a combination of everything else too to get the right buyer in the home for that perfect emotional connection.

I bought my present home because of the back screen porch.  Even though I'm in the city, I feel like I'm in the country when I'm in my porch.  Yes, price was a major factor, but the screen porch got me.

Price and Condition.  Period. 

Today's buyer is not wanting to spend much of their hard earned cash on the house OR repairs/updates in my area.  Both need to be appealing to get someone to buy.  If the price and condition are both good, you're looking at less than 14 days on the market.

The best news for sellers is that BOTH of those things are well within their control.
