RE/MAX vs. KELLER WILLIAMS

So it looks like this is my decision.

RE/MAX vs. KELLER WILLIAMS

After a somewhat in debth search for my next office, these are the two the seem to match my needs the most.

They are very similar from a business standpoint. 

Both give the agents lots of independence.  Both have a very high payout schedule for the agent.

RE/MAX has a much bigger name.  A cool contact management system.  Very business like.  Cool client searches.  Email with face and contact info.  Familiar.  I already own the signs.  Great office.  A big monthly bill.  Pressure to perform.

Keller Williams is growing.  No pressure.  Friendly, warm feeling.  Less name recognition.  Very nice broker/manager.  Great "culture".

I have gotten some great feedback from many agents and would love some more.

Ken:  Open up your Agent Metrics program & see who has the market share.  I started out with little known company here in Schaumburg & I swear 1/2 the presentation was just about the company, then the house.  No need for that now with R/M, I don't know many JQPublics that know who Keller Williams is.  Just a thought.  You can ask for different programs at R/M too. 90/10 etc.

Ken, there's no magic bullet in choosing a company.  I'm with RE/MAX and wouldn't go anywhere else.  However, I can't choose for you nor sway you either way.  Good luck with your decision.

Hi Ken,

Long time no comment with you!!  I would say to look at your income.  If you aren't doing $1.5 - 2 million for the year - you may have a really tough time at RE/MAX.  I think the extra LeadStreet leads make up the difference too.  If you are getting extra leads, that can help pay your expenses.

why don't you also check into Coldwell Banker? Great name presence, Over 100 years old, 2nd most visited real estate website after Realtor.com, and tons of great tools to work with.

Coldwell Banker Commercial and Sotheby's networks resulting in its participation in over 25% of the real estate sales in the nation. Realogy also owns Cartus Mobility Services, the largest relocation company in the world.  We feel Coldwell Banker is the cadillac of all National Real Estate franchises.

And another bonus is the time share condos you can rent for super cheap, all over the world.

Hi - I'm with Keller Williams in Albuquerque.  They started the franchise here in 2006 with 5 mega agents pulled from Coldwell Banker.  We now have over 265 agents, three offices and a HUGE presence.  I've never worked with such wonderful people.  Everyone really pulls together, Plus there's profit sharing too if you cap. Remax advertises nationally, Keller Williams doesn't but we have built our reputation word of mouth which is the BEST advertisement.  Good Luck!

You know the old saying, you get what you pay for.  Overall RE/MAX sells more real estate than any other company world wide. I think every area of the country is probably different. In our area for years, KW was a place you could hang your license. They have the most licensed agents  but only about 10% of KW agents actually sold real estate.  They don't seem to push agents to sell or offer some of the incentives of learning that RE/MAX does.  I think we all need a little push sometimes.  I am amazed at what RE/MAX does offer for marketing that through other companies we have to pay for.  I do believe it all comes down to the Broker of the office. Some are available for questions, offering classes and other items for the office. Some...are just wanting to make a dollar off of you with nothing in return.  In our area, I honestly cringe sometimes when the other agent is with KW... I showed alot of homes one day in a certain sub-division....6 listings had the wrong directions...they were all KW agents..., not to say there aren't good KW agents.  One of the top in our area is a KW agent. (He was with RE/MAX first for years.)  If the costs are about the same....Check out the office staff, talk to agents in an office... Believe me...office staff makes the world of difference! Your success with whatever office you choose...will determine what you put into it.

I would suggest a confidential interview with the broker at the KW office closest to you.  You are obviously with RE/MAX and looking for a change.  RE/MAX is a good company.  Many agents have chosen to switch, each for their own reasons.  Like your fellow RE/MAX agents, I love the company I'm with and would not change.  It is a personal choice based on your situation and goals, as well as what the company offers you the agent.  I can tell you that at KW the agent is front and center.  Although KW is not "well known",  it is the fourth largest and fastest growing residential real estate company in North America.  While almost every national company got smaller last year due to a tougher market, KW continues to grow (fact, Realtrans 500, not an opinion).  KW does not charge you to nationally advertise itself.  It allows you to market yourself. You are the brand.  Clients pick you the agent to sell/buy their homes.  Extensive training for the new agent to mega-agent available.  Last but not least, the opportunity for profit sharing.  Would be glad to talk off line if you wish.  Best of luck.

You pose a great question about RE/MAX or Keller Williams.  I have friends who work at both and I am personally at RE/MAX since 1989.  The fit is more about the environment, marketshare, name recognition and office policies than the firm itself.  I am offered sweet deals monthly to leave REMAX but the benefits to make a switch to Keller Williams just won't pay for me.  The real issue that you will need to consider is "will the switch pay for YOU"?  I am a big RE/MAX RSN viewer and the advanced training sessions available using RSN is worth it's weight in gold but some agents don't use it at all which still surprises me.  Hope you are happy wherever you decide.

Both are great companies. What sold me was not the name, but the people that make up the office. I went to several companies to interview, but the culture harbored at my Keller Williams office was much different than any other company. Agents were friendly and helpful, and always took a minute to help each other.

I've adopted the culture, taken advantage of the training, and realized the benefits of branding myself and my own name, rather than being under the umbrella of a big name. I own my name no matter what firm I go to. No need to start over.

In our area alot of Remax agents are joining our KW office. A couple of Remax's top agents joined us this year, and we are growing much faster than anticipated and expecting to outgrow our newer and larger office we just moved into this year.

Ken go with your gut....Keller Williams has it's own University with tons of info to learn just about anything you can think of.Keller Williams is growing at a very fast pace compared to many other franchises.

Most importantly Keller Williams has a culture that starts at the top and goes all the way down that no one else can compete with...not to mention the opportunity to profit share...How much did the Remax agents get in their last profit share check from REMAX? The answer is ZERO.

Do you want to advertise YOUR business or the franchise's name and numbers? Keller Williams lets you advertise your phone number.

Don't get me wrong ReMax is a good company...it is quite interesting though, how many Keller Williams agents came from ReMax....quite a few.....There must be a reason for that?

Go with our gut and if you have any questions at all call me and I will be happy to talk with you about the best move that I have ever made in Real Estate!

Don't go to KW just for the profit sharing...yes there are some office that don't profit enough to pay out but go where you feel the most comfortable.

I can tell you one thing...once you hear Gary Keller and Dave Jenks talk you will realize that these guys are not only very intelligent but also very "Down to earth". It starts at the top and goes all the way down....It's the "Culture" that the other companies just can't compete with....That's the real secret.
