What your Home Inspector will be looking for as signals in respect to the basement, that it could be having moisture problems, like seepage or flooding.

 

These are some of the key items

If there is a sump pump being used.

If there is a interior drainage system being used, like a French Drain System in the basement.

If the basement has a musty odor to it.

If there is mildew.

If any or all equpment and other items are mounted on platforms, and or on blocks.

If any partition walls and or door jambs have low rot.

If there are holes drilled in the basement floor.

If the brick, stone or block walls have joints with deteriorating mortar.

Dale, we don't own any properties with sump pumps but I've shown lots of homes and you can see where there's been water damage in the past at some. It would make me think twice.

Thank ya for stopping to visit.

For your first question: It's really not the job of the home inspector to advise their client to buy or not to buy any given home. All the inspector should do is to make the client aware of various defects, and of any tell - tale signs that may of been found during the inspection. It's up to the client to digest this information and to make an educated judgment as to if they should buy or not buy the property.

As for your second question: Seen that I only give the signals that a home inspector should be looking for, and not any definite thing that may have been found wrong. I can not really give a answer to this one.
