All I added was an area rug, two stools, 1 picture and 2 accent cushions - living room

By
Home Stager with in Vaughan and Toronto GTA

This before and after example is to show the average homeowner that you do not need a large budget to Stage a property for sale. Decluttering and taking your own furniture from another room and rearrange it to show the purpose of the room and how a potential buyer might use the space.

In this 10 x 17 livingroom in Barrie I created a TV viewing area, a reading nook and a small computer workspace. Three uses in what previously appeared to be a small room without a focus.

Advantage Staging will market  your property to stand out from the competition every time.

Investment, minimal.

Impact, priceless.

Hi Eric, Nannette and Donna, Sometimes less is more. Now the potential buyers can actually see what they are buying. That is what Home Staging is all about. Marketing properties for sale.

Hi Carlos, I know what you mean about the antlers. The owner was a hunter and had many throughout the home. He didn't really want to store them during the selling process but it was for a good cause. More money in his pocket at the end of the day. Less time on the market letting him get back to what was important to him. Hunting season!

Hi Cristal, A professional Home Stager markets the lifestyle aspect of the property. The buyer must see how they could use the home. How does it fit for their family. It can be decorated and look like it should be in House and Home magazine but if it doesn't market how to live in the home then the buyer moves on.

I work on houses from $ 189,000 to 1.5 million. They all need the last 20% done to market the property to buyers. That is where I come in.

Hi Julia, they love antlers as they are a trophy of their hunting prowess I believe. Any hunters out there that wish to comment?

Hi Tom, Thank you for your positive comments. I am a valued part of the marketing team for many Realtors from Toronto up north to Barrie. I appreciate the opportunity to work with each and every one to get the most equity out of each listing without excessive marketing done by the Realtor. It's a win win win situation for the client, the Realtor and myself.

Hi Karen, thanks for stopping in to my "what can you do on no budget" Staging job for a rental property that was listed for $ 225,000.

I want to help get the word out to all Realtors and Homeowners that Staging can be done a minimal budget and have a huge impact on the presentation of the property.

Name me a Realtor that wants to spend their money on marketing a property not ready to sell and I will show you a Realtor that dimisses Staging out of hand without interviewing prospective Stagers to see what they are capable of.

As with any profession, there are individuals that find a niche in an upper price point, those that specialize in one demographic area or another and some who work across a broad specrum of clients.

Freeing up floor space & updating with that rug and ottoman REALLY helped this room's appeal. Thanks for sharing, Michelle.

HI Kathy,

The difference really is  black and white isn't it?

Just a few well placed items can  market the property with a small investment on the part of the seller.

Staging is for everyone regardless of price point.

Hi Tosha, Thank you for stopping in to see my Staging job done a small budget.

I try to help every seller and Realtor no matter what the budget.

In fact, at the end of every consultation, I leave a personal action plan done room by room with each client.

That way, they can implement the plan themselves if there really is no budget to work with.

It won't look like the job I would do but it still is an improvement and the Realtor has a fighting chance to sell the house and not spend their hard earned money trying to market a house not ready to be shown.
