Following the comment on paying for lawn service, if we have a vacant property, we'll generally ask the Seller if it would be ok for us to add a few things to the property (note, we're offering a service, not asking them to pay for it) - a new welcome mat outside the door, a colorful plant or two by the entrance (first impressions DO matter), a rod and shower curtain in the baths, and some nice towels on the counter - some flowers in the kitchen, and perhaps one of those "apple pies" that add a nice smell - a plant or two in corners. It's only a few hundred dollars, and we can reuse these props for other homes in the future. Adds a little life and appeal to the property.

Hey Sharon,

I agree that it's the small things that make a big difference. Especially with women buyers, that always think of the "potential" of a home.

I agree, you might as well put in a couple of bucks and make the home sell faster. After all in the end you look great to your client and the neighbors.
