Waa Waa Subdivision on the Big Island

Waa Waa is a beautiful rural community in Lower Puna located between Hawaiian Shores Recreational Estates and the corner of Hwy 132 and Hwy 111 (Kapoho).  This is a small community of 181 lots with the majority of them being 3.44 acres.  50 of these lots are located along the shoreline because there is a thin strip of land that runs the length of the shoreline in this subdivision that is owned by the community.  Technically all of these lots are not ocean front but for all practical principles they are.  This strip is too narrow for anything to be built on in so it really is an asset to the owner of these lots.  The reason it is an asset is because it technically makes these lots not oceanfront and because those portions of the lots near the ocean are in conversation zoning,  the fact that they are not oceanfront allows for more use within the conservation zoned areas of the community.   These ocean lots for the most part are partially in conservation zoning (some are completely) which adds to the difficult in building in this area.  You may be able to build in this conversation zone but it requires you to go through a lot of hoops to accomplish this goal.  Permits are required from both the state and the county.  This community is off the grid (no electric), no pavement or phone lines. Those who choose to live here, for the most part prefer  it that way and they have worked hard to prevent the road from being paved or having electricity brought in.  I remember at one point about 32 years ago one of the neighbors chained herself to one of the mango trees  (first calling the newspaper) to stop the county from bulldozing the trees on the road in preparation for paving / and or electric lines.  After this became the front page news it was determined that no one in the county could be found who had given the order for this work to be done.

The main road through the subdivision is call Government Beach Road or King's Highway.  This beautiful unpaved road is lined along part of in 100 year old mango trees.  Coming in from Hwy 132 you drive through one of the most beautiful roads you will ever see in Hawaii.  It is like taking a journey back through time and seeing a Hawaii that few see and none forget.  You start out traveling past the old village of Kapoho which is covered in Lava.  Then you enter the spectacular tropical rain forest with its majestic mangos, avocado, breadfruit and an incredible collection of diverse tropical plants. 

 As you gaze up into verdant green forest you will see the many tree fern living within the other trees.  As you drive down the road you will see the old rock walls that line the road.  These are an example of the building that was done in this area, in some cases over 1,000 years ago.  If you venture off the road and travel through the jungle you will see the endless collection of walls, old pig pens and the planting and remains of the ancient Hawaii civilization that once inhabited this area.  Just before the beginning of Waa Waa subdivision there is a fantastic archeological site that was one a huge Hawaiian Village.  At this site there are canoe hales and the remnants of a Shoreline Village.

 

 

A friend of mine once had some of these rocks from the walls carbon tested and they were over 1,000 years old.   This is one of the oldest seaside villages on the Big Island.   Because of the significance and scope of this archeological area the county is now requiring an archeological survey to be done before a building permit will be issued.  The costs can vary and I was told of one survey where they had found archeological remains at one spot cost $7,000.  If you had a number of sites on your property this could be very expensive.  People have discovered the beauty and tranquility of this area and there are now some very high end homes going in powered by solar cells.  You can get high speed internet through Coconut Wireless, a local provider (when looking at property check to make sure your lot can receive the broadband as all lots to not receive it).  But if you want to enjoy this spectacular area, the lots are reasonably priced and it is truly a beautiful area where you can step back through time and enjoy a life style that many can only dream of.  I have  a conversation zoning map that was sent to me by the Department Of Land and Natural Resources (DLNR). In addition Waa Waa is about About 5 miles to Waiopae Marine preserve, another mile to Ahalanui Hot Ponds and just a little further to the Isaac Hale boat ramps, surf spots and park.If you have any additional questions feel free to contact me.

Mr. Parecki,

Could you please email me a copy of the conservation zoning map for Waa Waa?  I would greatly appreciate it.  Also, I noticed two or more properties for sale on Sadilek Rd.  Is there "something" going on that has prompted two properties close in location to be for sale?

Hi Rob,  Is there a community association in Waawaa?  I am looking for a group who would be  interested in a illegal dumping clean-up.  There is some money available through a program we are helping to coordinate, and we have had an inquiry as to what we can do down there.
