"Homes in Show Ready Condition Sell For Top Dollar" regardless of the housing market.    I have been saying this for years but it has never been more true than today especially with the increased competition on the market today.  Ultimately if you compare two homes and both homes are identical in every way including features, location and view...the one that is the cleanest and in the best show ready condition will sell first and usually for a higher price.

Homes with pets and children often have challenges keeping the carpeting spotless clean.  Children love juice and cola and quite often these drinks end up getting spilled and they tend to leave stains on the carpeting.  Pets tend to make messes and pet stains can be even harder to clean.  Remember that a key goal is to make your home show it's best so getting rid of these carpet stains is extremely important.

I have an affordable solution that my clients love and it's super easy to use.  The solution is a portable mini carpet cleaner called SpotBot by Bissell.  This handy dandy little device was designed specifically for spot removing and it is fully automatic.  The price is $129.00 and it is truly an amazing value. 

My favorite feature is the "Automatic Smart System" which is so simple to use that a 10 year old could do it.  All you need to do is to place the SpotBot carpet cleaner over the spot or stain and press a button for either a 3 or 6 minute cleaning cycle it will have your spot nice and clean.  There are a couple of automatic settings that you will grow to appreciate.  The first is the automatic 3 minute cleaning cycle that is designed for light surface stains and the 6 minute cycle is for deep stains such as wine or grape juice.  I have found that we use the automatic smart system for 90% of all the cleaning and the manual setting is more for cleaning steps or harder to reach areas using the handheld cleaning head.

If you want to help your clients get their home in show ready condition I highly recommend buying the Bissell SpotBot and loaning it out to your clients.  Your homes will show better and it will help give your clients an advantage over other competing homes.  In a highly competive market it is often the small things that can make a big difference.

Sam, They can, also, be rented by the agent.  It's $20.00 for one day.  If your budget is hurting, it might be a better solution and still make the agent shine.  Good point, clean is more marketable!

Hmmm... If the carpet is dirty and has spots, my first question that comes to mind is not "How do we spruce up the carpet?".

It is: "How is the condition and cleanliness of the rest of the home?" If a few spots are truly the only concern, great way to go with the SpotBot and fabulous suggestion.

Otherwise, we are having our clients replace carpet before a home is listed. In my experience with listing appointments, carpet has been on the lower end of the Concern List as the proverbial Laundry List of items to de-clutter and updates seem to take a greater priority.

Kimberly - The SpotBot is great for sleaning specific areas but it is certainly not designed to clean an entire room.  A great example would be if you had a child who was watching TV in the family room and the child spilled their Pespi.  The SpotBot is really good for this type of cleanup.  If the entire room needs cleaned then hiring a professional is the way to go.  There are cases where we simply recommend replacing the carpeting entirely when the color or condition is beyond cleaning.

Great idea Sam. I have the iRobot Roomba and love it. It cuts down on the dust and I have to dogs so it's a pets lovers dream gadget.

We've learned and tell our sellers, "In this markset, sellers are in a pricing war and a beauty contest. You must be in move-in condition and priced in the bottom 10% if you expect to sell quickly." We've also learned that in ANY market well-priced homes sell quickly.

Definately agree with you, but they also have to be "priced-ready". I've had several listings this year priced and staged right that sold OVER list value.
