Relocating- First Hand Experience Part 1

Boy have I been busy... busy turning off my business!  Since the move to Austin is definite, I can't keep building new business in Dallas, or I'll be throwing money down the toilet.  I like to keep as much money in my pockets as I can as I have plenty of other expenses to spend it on.

This week, I stopped all my lead generation programs.  Those were the hardest calls and emails to send.  Oh no, I'm still going to be in Dallas for at least the next 6 months!  Am I going to be able to continue my current 4 month streak as #1 agent in my office?  I better!!

The good thing about online lead generation is that when you get leads, most aren't immediate buyers or sellers.  Most take time to cultivate with the information you send them before they're ready to actually take a step closer to wanting to buy or sell.  This could take months and even years.

Hopefully, my lead generation has been good enough the past 4 years to have some buyers and sellers ready to pop at any time, and it'll be raining money until the day I pack the truck!

Also, since I own my website, that will continue to run and will continue to be available even when I get to Austin.  The only thing that will change on my website is the Broker name, and the MLS codes from the North Texas MLS to the Austin MLS.  Seamless, and that's how I like it.

Do you have lead generation that can sustain you over time if you had to completely shut off all your systems today?

Donna, one of the huge agents here in DC is actually living someplace in Arizona.  Before taking off, she begain to partner with another agent and works the deals (mostly remotely) with the colleague.  I just wrote an offer on one of her listings, and I wouldn't have known she was out of the area if I didn't know her.  She does make an appearance once in a while.  Rather than turn off the spigot,  can you find a Dallas partner?  And Austin isn't all that far away.

Patricia makes a great point...but don't you have to choose one office to hang your license? Is the DC agent working in AZ or only in DC? But, maybe you could find a great referral partner...and keep making money that way!

P.S. I'll bet your clients couldn't care less about you being #1 in your office...they only care about the service you provide them! I wouldn't worry about that so much. ;)

Patricia, That's a blog for another day, but yes, I found a partner. So, the faucet is off, but the drip hasn't been turned off.

Kelly, Yes, I have to choose one Broker to hang my license, and come December or January, it will be hung with an Austin broker so I can start my new lead generation before moving there.  I have found a great partner, and more on him later.

Robert, Thank you.  I wish that was me in the photo.  I don't cash my checks, only deposit, so I don't get to roll around in it either like I did when I bartended and waited tables in college.

They have a way of doing that don't they..

yeah sure,

1. Craig's List is slow, but steady which is always helpful for buyer leads regardless where your located, coming or going. Upload your listings weekly. It's free, takes 5 minutes per listing and sellers think your cool.

2.  Realtor.com. Zip codes are available no matter where you go. Your experience, will allow you slide right into Austin as if you've been there for 10 years. Having confidence about the area is sure to help you sound as good as you talk. Cruising throught their MLS is probably going to be extremely benificial. I'm sure you've done this.

3.  Home Gain, no bueno! I remember you commenting somewhere about this. Non exclusive leads. 83 agents going after 1 lead is a waste of valuable time.

4.  What about their MLS leads? Normally, you'd probably ignore them cause your too busy. Now's the time for Donna Harris to work them more than ever.

5.  Those lame property calls you dread. Floor time. It would help you to start from the ground up, even if these tactics seem "past you."

6.  Leadstreet from RE/MAX. I'm sure these fit right into your interest with the mls leads right?

7.  Your networking at any function possible that deals strictly with Reatlor grubbing lenders. You bloged about their leaching. Now's the time for you to walk into THEIR office, introduce yourself as the new gal on the block whose looking to grow her business with a new "local Lender" Ask for business. Not only is this a great way to generate some quick business, but it allows you to feel vindicated.

8.  Do an Open House for bad a **s listing, maybe, just maybe you'll find a buyer!

9.  Work those lame lease leads that always call the office. These "lease leads" if slapped around enough can become buyers and ultimately Donna Harris fans.

10.  Optimize your website for Austin and don't just change the name. It takes awhile for the search engines to get jiggy with your needs. Start now. In fact, create a new website with web611. Only 19.95 a month! Equipped with EZ meta tags, key words and VERY easy to use. Call me if you like. I'd be happy to help. For 240 bucks a year you can't go wrong! Great post! No, I don't but I am all ears. A little disappointed that others wouldn't share on this topic but at the same time I can understand too. Thanks Greg for the ideas.
