⌂ Turn on all lights, use high power bulbs where feasible.
⌂ Open window coverings if view outside is appealing.
⌂ Open windows and sliding doors, if appropriate.
⌂ Close Toilet lids in bathrooms
⌂ Slightly open doors on very organized closets.
⌂ Make sure all hinged & sliding doors open easily
⌂ Play same soft music in every room
⌂ Remove valuables from home if possible, otherwise place in secure area.
⌂ Place prescription drugs in secure area.
⌂ Kitchens and baths should be spotless and fresh.
⌂ Have blank purchase agreements, addendums and property disclosures available.
⌂ Have a copy of the plat, property deed, utility bills, covenants, restrictions,
Association fees and documents.
⌂ Walk thru each room with childs eye and remove items to prevent injury or breakage.
⌂ If using candles, make sure they are out of reach of children.
⌂ Unplug power tools that could be activated by visitors
⌂ Make sure fences are secure.
⌂ Remove personal photos.
⌂ Do not include personal items of value in photos take for flyers.
⌂ Make sure sidewalks and porches are free of ice and snow.
⌂ Place interior area rugs inside entry doors.
⌂ Remove or cage family pets.
⌂ Have children visit friend during showings.
⌂ Have an exit strategy, always have an unlocked door between you and visitor.
