5 Tips on Selling a Vacant House 

Generally speaking a vacant house takes twice as long to sell.  Here are five tips on making a vacant house a home.

1.  People Buy Homes, not Houses  
A buyer purchases a home because it "feels like home."  They need to see themselves in the home you are selling.  Is it warm and inviting?  The buyer must feel an emotional connection in the purchase of a home.  An empty room is sterile, cold and uninviting.  Shouldn't it be warm and inviting?

2. There Is No Frame Of Reference without Furniture
Without furniture it's difficult for buyers to get the feel for the size of a room they are standing in.  Remember, when the buyer does not have answers to their questions...they will walk away.  Try to keep buyers from guessing, it only distracts them from considering the home as a purchase.

3. When A Room Is Empty, Buyers Focus On Negative Details
When a room is left empty, it's easier to notice the cracks in the walls, or chips in the tile. Staging a home will capitalizes on the positive aspects of a home, and if staged appropriately, will draw focus to the most important point it the room.  There are four rooms in a home that buyers make a positive connection with.  Do you know which rooms are important and who they are important to?  If interested, let me know.

4. Buyers have difficulty in visualizing the Potential of a Home
Nine out of ten people walking in your home have difficulty imagining themselves in an vacant house.  Don't let a simple thing like the absence of furniture and strategically located extras limit the potential of your sale.  The odds are not in your favor and will hurt your pricing point!

5.  Paying For Two Mortgages Can Get Expensive!
Here are the facts: a vacant house typically takes twice as long to sell than a home with furnishings. The longer a home sits on the market, the lower the sales price.  Why risk paying for two mortgages when you can have a home professionally staged and obtain a higher profit.

I just referred to our explanation in a comment on a friend's first blog. She wondered how may Realtors use Stagers, and about educating Realtors and sellers about the benefits.  I wrote that you are already educated- as shown by your comments on making a vacant house feel like a home.  Well put.  Thank you for the Staging endorsement.
