How to get clients?

One of the things we always have to work towards is keeping business coming through our doors. Our line of workguy selling products can be scary as there is never a promise that our business will be the same today as it is next month.

We all live in such different markets and I thought it would be interesting to read what AR members do to get business now, and keep business coming in the future.

I've been actively working the Internet scene and probably get the majority of my business this way. I'm comfortable doing this and it's been successful for me. Apart from my personal website, I use lead generating types of web marketing but always wonder if there is something better just around the corner. I'm not a big fan of mailings as they've never been successful for me yet cost me a fortune.

What techniques, services, etc do you suggest to get business now and keep it going in the future?

Jose. Good job. I think if we can get a client now, we should not close a deal with him. We should complete the deal and leave it open for him to come back or bring someone else to the table. Thanks for sharing. Royal..

Royal, come back!  It sounds like you have someting important to say, but I don't understand what you mean either.  I agree with Jose - it is hard to know the best way to get more business, and I hate to get stuck in one rut.  I always think someone else knows something better too.  Good post, Jose!  I'll check back and see what info you get.

I also get most of my business from the internet. I do two podcasts, numerous video market updates on youtube and write articles on various real estate related topics. I have been interviewed by nightline (never got run on the air) and by "The Registry San Francisco" (Look for me in the September issue). The interviews were a direct result of my online efforts. Over the last 12 months 100% of my business came from internet related efforts.

 

Having said that, I still think there is room for directing mail marketing. I have two farms located right next to each other and I am now just starting back up with a routine of sending something to them every other month. Get a farm of about 1000 homes and doing a mailer every other month will come out to about $300 a month. Totally worth it for me. The key is making what you are mailing RELEVANT to the people getting it. So I always have info on the market for their developement, what is listed, what has sold in the last 2 months, etc. I always include a call to action such as "Register for the expanded and monthly online version of this information at www.soldbyrobert.com"

 

I did it for about 6 months and got 3 leads from the effort. I turned those dollars toward another effort I wanted to try which totally failed - so back to direct mail I go!

You might get some good ideas from the marketing groups here on AR. Check out The Art of Marketing You for starters. There are some unique approaches there that have worked for people in various markets around the country.
