Open Houses

Do Open Houses really work? With access to listings on line, does the public really need open houses, would it not be better to have the buyers book an appointment to see the home, instead of saying they will wait for the open house, if the only way a buyer could see a house would be through an appointment this would definitely save our time and help us work with serious buyers and not people looking for decorating tips.

Tibor,

I liked open houses before I was a Realtor just because it was something to do on a Sunday.  I expect most people are guilty of wanting to see a home they probably would never buy.

I have actually known two Realtors who found buyers for properties through open houses.  It is also a great way for us to meet the public and potential buyers.

I think it is definitely a minority now of people that attend open houses. Can't say they are a total waste. There is always a chance of picking up a client or selling the home plus I use the down time to get other work done.

I know many realtors that don't do open houses. I know others that do them for the buyers leads they get... or try to get. Sometimes I do open houses just because the home isn't getting much traffic.

I've done 6 open houses at one of my listings. Each open house had about 30 people in 10 - 15 groups tour the home. It's got an above average listing price and I'd really like to sell it myself. After doing these 6 open houses I've decided to take a break. The last open house didn't have many people turn out for some reason.

Aloha Tibor,

Open houses must be good because so many people are doing them.  Just kidding, I think open houses are a good way to meet buyers and in this market they are gold. I really don't see that many homes being sold that way but a lot of the people who view are buyers and they get to check you out.  The other group of people who view these open houses are the neighbors.  Another potential for snagging a listing.

I do 6 one hour open houses every weekend. It works great for a lot of different reasons.

I have been trying to be consistent about doing open houses this summer but with the weather and gas prices I've had a very low turn out even in areas that were high traffic and easy to get to.  I have gained one serious Buyer from the open houses.  They are first time home buyers and liked me because I was not trying to sell them a house they could not afford.  However, they are like so many Buyers in today's market.  They want to buy a great house and get it for half price.  They won't to look at houses all over the place and educating them is taking lots of time.  More than likely, I will sell them a house but with the time that I have invested with the open house and with educating them, I am not sure the open house was really worth it.  My thought is right now, that even if I sell them a house, has it really been worth the investement in time.  Would my time been better spent if I had used this time to market myself and my listings.

I have one agent who enjoys doing them. We usually run 1-3 pm. It's a chance to meet & greet people and get your name out there. They rarely sell houses, though.

I am a big fan of open houses and wrote a postawhile back that covered most of the ressons! Most important I am able to connect with buyers and neighbors and once in a while sell the home!

I do try to get them to sign the log. I print on the top of the log that our sellers request them to sign in.

Tibor.. there are a lot of factors to determine if open houses really work... location, date, time and so on.
