Where to spend 3k on advertising?

Ok I am looking for ideas, and suggestions.

I work for a small company, we do little to no advertising.  The owner has been in business for about 15 years so all of his business now is repeaters, referrals and he has a couple realtors, financial planners and LOs at banks that refer him deals.

I do ok between networking, referrals, internet (my site, and blogging), and the few referral sources I have.  I want to move my business to the next level.  I have 3-6K I can spend on advertising so let me know what your opinion is

  • Print Ads in local papers, real estate sections, etc. (no Idea how long 3-6K would last)
  • Direct mail piece (that is probably one good mailing)
  • Radio Ad (it is about 3 months with one ad a day for two weeks a month)
  • Any other suggestions....?

Does your website generate new leads?  Internet advertising is another suggestion.  Google Radio, TV.  Realtor Association publications, Mixers, Referral Groups...  There are a million ways to spend your money these days.

Where does most of your business come from?  Where do most of your referrals come from?  What has been your most successful avenue for getting business?  Do you have niche expertise / specialty? Do you close deals on the phone, email or face to face?

I ask because I have found the most successful advertising is one that builds on your strengths already in your business processes.  The better you can target the type of audience you would like to connect with the easier it is to decide what media to advertise to.

Most of my leads now are from my website, I get pretty strong search engine traffic, which turns into leads.  Most of them are tough deals though, not a high closing ratio.  I am in some local publications, I do the networking mixers, etc.  Referral groups are almost impossible to get into.

Most of my business now is referral sources, networking and real estate agents in my database.  Specialty is harder deals, but with subprime tightening up, I am not quite the magic man I was 6 months ago.  I usually start on phone or e-mail then move to phone.  I always have a face to face meeting.

I am open to any advertising except wasting money on buying internet leads or trigger leads.  I am looking to get more conforming borrowers, purchase or refi.  Or tap into the huge market of ARMs that will be refinancing.

Anyone do the internet banner thing on USAHud.com where you are the exclusive person listed for an area?  Are any of the leads you get from there even worth it?
