This will be my first post on Active Rain and after reading the blogging rules and some other posts, it gave me another rule to remind myself of as I join all of you - and that is: 

I am only as good as all of us together. 

I was "burned" by a fellow Realtor a few months ago. 

My Story.  Great clients.  Found them a house of their dreams after looking for weeks.  They go to their lender for an updated LSR - we plan to meet at the office in "an hour" to sign the contract.  The clients never show and never return my phone calls.  The next morning, I see the property they love is "Active Contingent".  It took me about 1/2 hour to find out - it was the clients I waited for the night before who purchased the home.

What Happened?  Turns out, the lender had a Realtor friend whom she called as "my clients" were waiting for their LSR.  This "friend" runs down to the bank and proceeds to let the clients know how much better a Realtor he is than I would be, perhaps. Even though he doesn't know me and has never met me.  Unsuspecting and nervous they'll lose the home if they don't ACT NOW, the Buyers agree to use this Realtor.  And yes folks, this Realtor wrote an offer on a house he had never seen, with Buyers he had never met, and worse, did not even know the address at the time he wrote the offer.

The End Result?  This Realtor has a Broker just as slick so it was of no concern to him that this situation happened. I think his words were "oh well, it's a tough time for everyone."  The Buyers? They closed on the home.  And a couple months later, I ran into them.  They are unhappy.  Why? Many reasons, but the big one, half way through the buying process they realized they did not trust their Realtor, they felt lied to, they over-paid for the home and had no one to turn to for advice.  Remember the Broker's words, "Oh well..."  They now have a very negative view of Realtors and are still frustrated .

These are Buyers who have friends that will tell other friends about their bad experience...you know the story.  This just makes our jobs even harder in an already challenging time.  I am committed to being honest, competent, courteous and have respect for clients and all Realtors - that I know or don't know.

  Because it is you who will help me be "good"!

Gabrielle,

What goes around comes around.  The agent acted unethically, as did the lender.  And why would the lender do something like that?  It makes me wonder if the agent is giving the lender compensation for stealing leads.  That, of course, would be a RESPA violation.

I am commenting on your first post because you made reference to it in your comment on mine . . .

Sad, how other agents can be such cut throats to other agents!  Buyers are left stuck in the middle really not understanding how we get paid!  Just shows us how important it is to inform our buyers! 

I feel your pain (even though you probably are over it!) it has recently happened to me . . .
