We are in a buyer's market today and every seller knows that. In order
to be able to get a full market price for your property, the property has to be
in top-notched conditions given the location is also top-notched. If you are
thinking about selling your house and you think the market has you down, you
might want to read my recent blog about

areas I work in. No, it is not for foreclosure properties and no, I am not
asking you to give your property away for pennies on the dollar either.
There is much more to selling a property than just the price. Note: Pricing is a key concept and perhaps it is the most important factor. But I'd also like to touch on another subject here today about Sellers failing to see what is wrong with their properties.
Let me reiterate a past experience. I met with a Seller client who was foreign-born. Nothing wrong with that. But this family brought with them decorating styles that are not very typical American. Again, nothing wrong with the way they live and in fact, I loved that they show off their culture in their home. However, when you are ready to sell your home, you might want to rethink this idea. Mrs. Seller said, when I neighbors stopped by for Halloween, they told me how much they loved my drapery that separates my entrance to the rest of the house. Well, I wouldn't deny that the neighbors perhaps really thought it was a cool idea. But it is not so cool if I think of buying this house.
The fastest way to sell your home is to bring it to a style where it is most appealing to everyone - American or not. Your chances remain at the most successful at neutrality. If a buyer likes red, he/ she can paint that wall after closing. But there would be more buyers turn off to a red wall than a neutral tan/ beige. Buyers who are not afraid of colors typically never let wall colors stop them from purchasing. So, this means neutralizing your home with colors, decor and features is of high importance. Since you are selling wall and floor spaces, sellers also fail to declutter. You do not need a family room filled with the largest chairs enough to hold 20 people for a family meeting. Declutter those walls too while you are at it. No, your laundry room wall does not need to have your favorite print work over the door to the garage. Save it for the next house you will purchase when you get a contract for this one. Before you know it, your buyers will spend their energy in trying to figure out who lives in this house, what the Sellers' personalities, hobbies, likes and dislikes. No, no, no..... You want them to spend their time imagining what life is like in this perfect home you are selling.
Great if you already knew all these tips in preparing your home for a quick sale. If you want a neutral third party to help you see through the "faults" of your home, you might want to work with a professional stager. A stager is worth his/ her value in gold if you select the right one. Your local realtor(R) who is experienced in selling and understands what today's buyers want can also assist you here. It takes much more than just a real estate sign in the yard to sell a house today. Do not let small faults come in your way to the closing table.
