Staying Up in a Down Market

The current market can certainly be a challenge. It is a challenge to stay positive in the face of so much negativity:

                           For example, I am at an Open House and the people come in and ask,

                           "why are you holding this home open? no one is buying in this market"

Gee, thanks for stopping by today, I was looking forward to your visit. Hey, they can think what they want, but why stop in to tell me their unasked for opinion.

Many agents are also adding to the negativity factor. If all you want to do is whine, consider getting out of the business.

Also, I have been conducting an experiment, I ask AGENTS, why should someone buy a house today? You'd be amazed how many cannot give me one reason.

Your buyers are lucky to have a chance to purchase a home in North Carolina. Bet you have the best selection at the lowest prices in many years. It is up to you to set the positive tone.  Many agents are leaving the business and it is not a good idea to follow their advice or opinions.

There are ALWAYS buyers and sellers.  There are tons of buyers right now, they are just afraid to act thanks to the media hype!

I completely agree- get IN (as in mentally and actively) or get out (of the business because you are bringing everyone else down!)

One approach to the pessimistic open house visitors is to have stats of the area or neighborhood, and hopefully those numbers will be positive, showing that homes ARE selling. I know that's the case in the Seattle area. Obviously it can be a little bit longer before homes sell, if they are priced right and in good condition, people are buying. Just last month I saw a home go on the market and get snatched up not 2 days later! TAKE THAT NEGATIVE NANCY'S!

 I understand the frustration from agents who are having a difficult time, but it's obvious that houses are continuing to be sold. If others are selling and I'm not, then I'M DOING SOMETHING WRONG.

Jim - it is a challenging time.  However, the biggest challenge for me is trying to undo the negative drum beat of the media.  The public is scared to make a move.

Hopefully agents can give the answer, "You've heard of buy low -sell high, right? It works in the housing industry too: Now is the perfect time to buy a home because you can walk into more equity than you could even a year ago for the biggest Investment many people make in their lifetimes. There are still great mortgage financing programs available so let's get started by getting you Pre-Approved so we can write the best offer for the new home for your family." Oh yeah -and STOP BELIEVING THE MEDIA!!! :D

We continue to work on having a positive attitude toward the market. Having 11 team members helps as we can help each other stay up. We know the market will turn eventually.

We are having a difficult time getting our buyers off of the fence. They are really taking in the doom & gloom from the media.
