     First off, I do not hold a degree in website design, nor have I had any formal training. So, everyone is more than welcome to bash these ideas, but it works for us. We own quite a few domain names and I'll use a couple for reference. www.stivescountryclubhomessale.com is one of our names, Yes, a bit long but seems to work well, now for the foreclosures and bank owned homes there is another page www.stivescountryclubhomessale.com/foreclosure_bank_owned_reo_short.htm just added foreclosures, bank owned, reo, and short. There is another page for the location http://stivescountryclubhomessale.com/st_ives_country_club_homes_sale_golf_duluth_fulton.htm added golf, city of Duluth, and the county is Fulton. We also do relocation, relocate, some with our name. Subdivision pages have city, state, county etc. City pages have subdivisions, county, state etc. This is a city page www.alpharettacountryclubhomessale.com/foreclosure_bank_owned_reo_short.htm. And your own name page www.frankorlando.com/atlanta_homes_sale_real_estate_north_metro_subdivisions_golf.htm. Works for us, maybe you get a few of your own ideas from this, Good Luck!!

I have been for years, except recently buyer web traffic in Atlanta has dwindled to almost nothing.  Inventory is high, buyers are rare.  In Atlanta I am also seeing a shift from upper end to lower end.  Anything over 500K is sitting.  If you take a look at the most recent "Pending Sales" in FMLS less than 10% are over 500K in price.  This trend should accelerate as mortgage money gets scarcer, and more costly.

Jim, yep, we have seen a drop off also. Every transaction is like pulling teeth. Cash deal on a short sale with no counter. Builder is backing out of a deal cause bank will not accept a short sale. A real adventure right now. Our saving grace is co-broker at Destin, he is covered up with investors....
