Now more than ever the role of a Good REALTOR® is crucial. Financial institutions are all cracking down on lending policies and bank foreclosed homes with little or no property condition disclosures are the norm.

There are some awesome opportunities out there...I never thought I'd see the day again when a 3 bedroom home in Hampstead could be bought for under $200,000 or Atkinson would have truly affordable housing.

It's sort of like being in a time warp with this market re-adjustment.

Interesting real estate times are here but buyers must beware and in some cases must be willing to take some risks. Agents are more than frustrated and homeowners, rather than the bank owned sellers are simply sitting tight unless they really have to sell.

Opportunity is more than knocking for buyers looking for a steal since many bank owned homes are falling into disrepair and believe it or not they (banks) want their REO inventory off their books by the years end. That gives you about 6 weeks...can you buy a house in 6 weeks? If so...this isn't the time for a real estate deal...but rather a real estate steal.

Monika with all the inventory out there a good deal could be just around the corner, but buyers need to be careful with these properties, so now more then ever they need a Realtor that knows what he/she is doing.

Howdy George... You are so right- with bank owned it is definitly Buyer Beware. All the more reason why having a good REALTOR is crucial.
