Green point of sale initiative Davis

Davis agents, this is late notice but the Davis MLS meeting on Friday, December 12th will have a guest speaker to talk about the possible Green Initiative in Davis.  The city is considering requiring "green" updates to be completed on buildings at the time of sale.  This is something that is likely to slow down the buying process and would add unecessary expense to the sale of a Davis home.  Details of the program are still being formulated, the City of Berkeley has recently put in a Green initiative and there are reliable stories that this is delaying loan approvals and causing problems in getting escrows closed.

I am all for environmental upgrades but not forced at the time of sale.  If the city pushes for this, let's try and help them come up with some better alternatives.

The meeting starts at 8:30 am at the OddFellows Hall on 2nd Second Street.

Carolyn- Hmmm, So typical of California politics! Force their will on people. It is great to be green but not at the detriment to closing on property and forcing people to make resales green. It is all about the money... just follow the money...Katerina

I'll know more tomorrow after the meeting, but if the city plans to go forward with this, we will work as quickly as possible to get CAR (California Association of Realtors) involved.  Again, I'm all for environmental upgrades but not at point of sale.

Hi Carolyn!
Being from Sacramento, I understand your concerns...Davis already has some of the most stringent laws for transfering title that I am aware of.  I always tell anyone that asks that I would never even attempt selling property in Davis and have referred 2 clients to agents there.  I would certainly contact the Yolo County Association of Realtors for their involvement...they sure should be there! Keep us posted...I fear that if it passes in Davis...who knows...is Sacramento next?

I live about 10 minutes from Berkeley and I do not sell there as they have too many points of sale and ordinances. I refer to a Berkeley agent because of those issues. The city of Alameda did get help recently from CAR to fight our city transfer tax being doubled. Unfortunately it the proposition passed and we lost by 500 votes. CAR is a great resource. Good Luck

Carolyn,

I build very energy efficient homes in Texas.  I am very much into energy conservation.  However, like you, I am against having it crammed down our throats. 

Once again here's an idea that government has taken hold of at the insistance of a few and turned it into a potential boondoggle.

Let the utility bills "educate" and drive the need to upgrade.  Not the government.  The government has never created a "solution" that it hasn't spawned at least 5 times the problems.
