"These Will Be A Fun Stories To Tell" - My Top 5 Counter Offers in 2008

I tend to find humor in lots of situations and sometimes, they seem to be a lot more humorous in "hindsight"! Last night, while writing up New years cards for clients, I thought about each one and noted some highlights of some of the more "interesting" counter offers I've come across this past year!

Here are my top 5 and I would love to hear yours:

1) "Dora the Explorer" and "Diego", the stuffed dolls in staged bedroom #2, shall convey with the home."  This came as a result of a Buyer's child that locked herself in the bedroom until the listing agent verbally told the Buyers (and then I put it in writing) that we could have the dolls.

2) Ask price:  $132,000.  Offer price:  $130,000.  Counter offer -  "Seller's final counter offer and he is firm:  $130,500."

3) Seller was selling furnishings in her home if Buyer was interested.  Buyer was interested in the couch, dining table and flat screen TV.  Items were roughly 4 or 5 years old.  We offered $2000 for all.  The Seller countered at $8,200 for the furnishings.  The Buyers did not purchase the items but said that it explained why the home was in foreclosure!

4) On a BINSR (Buyer Inspection Notice Seller Response), the Buyer had only one request: for the Seller to repair three window screens....that were in the garage closet...on the floor....that he requested "stay" with the home a few days earlier.  The Seller countered, "Agrees to repair, but it would be cheaper if I could just replace them."

5) And the most memorable one (I did not put in down in writing, but I did call the agent to ask - on behalf of my client).  The house was a forecloseure and vacant - had been empty for a while.  In the garage, there was a car, but it was covered and on jack stands.  We had been in the home several times and never looked underneath the tarp until the home inspection.  When we wrote up the BINSR, the Buyer requested a credit to repair the dishwasher and he wanted the car in the garage that he felt was "attached" because it was on jack stands.  A beautifully restored circa 1963 Mustang

She was a beauty. I would have asked too!

We've had some doosie buyers this year too. One of them would have probably asked for the wheels to the Mustang as well.   lol

I had a listing once that had a restored bright yellow Corvette in prime condition in the garage. That car got more attention from buyers than the home did! When I held open houses, all the guys jokingly asked if the car "stayed with the home". :-)

Just remembered this from September 2008. Townhouse purchased by our buyers. They specified that the push mower and the gas grill convey. The sellers were so happy to have a contract that they even offered up the living room furniture.    :)
