Vacant Land for Sale - using aerial photos to advertise

Vacant Cape Coral LotI have a question.

Anyone who sells a lot of vacant land - do you use aerial photos in your listings? If you do, do you ever add to them? I typically use aerial photos on my vacant land listings but just recently started adding additions like the one to the left.

Basically, the land is located very near Charlotte Harbor & the preserves & instead of just telling prospective buyers about this I decided to show this.

 A picture is 'worth a thousand words' right? I have used aerial photos to add 'approximate dimensions' & that has worked nicely too.

By the way, this lot is only listed at $44,900 - great commission or referral offered as well. If you know anyone interested let me know!

Vacant Lot in Cape CoralOh yeah, it's assessed by the county at $72,000 & its the least expensive vacant lot currently listed in NW Cape Coral, Florida.

Susan,

I use aerial photos for vacant land - it's super important to show this as a visual. I will overlay graphics onto the photo to show the apx perimeter and may also identify nearby highways/streets/landmarks.

I think the idea of aerial photos is a must for land that is near any kind of water to show the proximity. I know I personally always look for the water! Is this lot on your web page? I may have someone who might be interested. I'll check it out.

Are the aerial photos provided by resources through you MLS, Google or what? I agree it's a good way to feature unimproved land listings, so long as the costs don't get out of hand. Another way I have attacted prospective "suspects" is to team up with a builder or two and also offer the lot with a new home for $$$. Good luck!

Our tax recorders office provides satellite images that we use in all our land listings. We use a program called Snag-it to overlay arrows, roads, features, etc. We sell a lot of remote desert land that can be difficult to get to and difficult to find. We've actually been able to locate some specific remote parcels by the geographic features on the images.
