THE GARDENS ...

 

Continuing from a previous blog that reviewed "the Northend" section in Ocean City, New Jersey ... this blog highlights "the Gardens.

 

The Gardens is the entire area "north of North Street running to the end of the island and the Ocean City/Longport Bridge.  This is quite a large section of the island and just like the Northend; it runs from the ocean to the Bay and all of the inlet area connecting these two water sections.  Generally, the Gardens can be described as the largest section of single family residential land area in Ocean City (but maybe the Rivera gives the Gardens a run for its money ... I must check that out ... but I doubt it).  At the same time, you can also find several areas that have been designated as "R-2-40" zoning including the south side East Atlantic Boulevard backing up to the north side of Morningside Road.  A similar "R-2-30" zoning includes the east side of Central Road and the west side of Wesley Road.  In other areas of the Gardens one can also find a number of older properties that also include multi-unit or multi-unit condominiums, but they are quite limited.

One can easily divide the Gardens along the Gardens Parkway running south to north after Wesley Road leads into it into two sections:  the Bay side of the Gardens Parkway and the Ocean side of the Gardens Parkway.  The Bay side tends to be many more year-round single family homes while the Ocean side tends to be many more second single family homes (weekend and summer owners).  With the exception of those properties close to, or with views of, the ocean or bay; generally the bay side is on average with properties equal just a bit less in listing and selling price.  Although some properties in the Gardens rent on a weekly or seasonal basis, most of this area is second home and year-round home owners.  That is the significant appeal to the Gardens.

As of this blog entry there are about six single family properties listed under $1 million in the Gardens probably based on location (further from the beach) or building condition (much older or neglected).  Therefore, one can expect in the future to be seeing almost all single family sale listings in these higher figures.  That is why many buyers begin their Ocean City ownership with condominiums.  Clearly, some of our best "home-owner buyers can be found making their second or third purchase moving from a condominium to a single family property in the Gardens ... or one of the other more single family areas like the Rivera.

There is certainly a lot more that I can share about this particular area of Ocean City ... but my present ongoing goal is to write shorter blogs.  I can only tell you that my wife and I now live in the Gardens.  Like many streets in this section, we are one house with maybe seven or eight other ones that live year-round here.  But on any given weekend, another eight-to-ten second home owners (particularly in the spring-summer-fall) arrive on a Friday evening and enjoy their short or extended stay in one of the very interesting and lovely sections of Ocean City.
