Shift by Gary Keller, His Tactics are Bringing Results

I haven't been blogging much lately. No, I didn't quit real estate. The thought has never occurred to me. When things get tougher, so do I.

What am I doing to deal with the market down turn?

First and foremost I got a black lab puppy, Jack, for Christmas.  I am spending more time walking, enjoying the spectacular scenery in Del Norte County and I'm making it my mission to share what my county has to offer longtime residents and newcomers alike.

Second, I read Gary Keller's new book, Shift.  I have implemented only a few of his suggestions and they have made a world of difference in my business.

I am rereading the book now and highlighting and prioritizing the rest of his tactics into my business.  I honestly believe 2009 is going to be my best year ever, and yes, our market is down, but I'm not.

The tactics I have instituted:

  • Set-up lead capture forms on my website - I never felt this was necessary, but his argument for doing so set me straight.

  • Give something of value away free so clients will register. Go to my website and click on the foreclosure button or click on the foreclosure button below if you want to see what I've instituted. It's working better than I had hoped.

  • Focus my energy on results - the only way you can do this is to monitor what is working and change what isn't.

That is all I have implemented so far, but there's a lot I'm going to add and when I do, it's going to be crazy busy, right now it's just getting busy. 

Today I had a call from an agent .  Her client is registered on my website to receive my foreclosure alerts. The client emailed this agent and asked her to show her the listing that Fran emailed to her!  This agent is someone I like very much and she trusted me enough to let me know who the client is (I have her clients contact info and the agent and I work for different brokers).  The agent was unaware of the listing her client wanted to see, so I helped her find it in the MLS. 

Since instituting my lead capture forms on only two of my webpages, my website hits have doubled from 1000 a week to 2000 and I have captured about 20 leads. I expect to convert some to believers in Fran's customer service and the value I bring to the transaction. 

So, I have Jack to slow me down and help me smell the roses, and Gary Keller and Shift to keep me in the game, no, to keep me at the top of my game.

The shift book is great. Have you thought about a shift bookclub? Great way to get the shift spread thru out your office.

Fran, it's wonderful to see that you've not only read the book "Shift", but embraced it's contents.  Sounds like you will have a great year in 2009!  I just spoke to a broker of Coldwell Banker who bought the book for all of his agents to read and use.  The only thing missing for you and the CB agents is being with Keller Williams!  Best of luck in 09 and enjoy Jack!

Hi Fran, I got to this post from your post on "Realtor.com- is it worth paying for the enhanced package?"  Anyway, Congrats on Jack! I also have a Jack (actually, Jackpot). Although my boy is a chestnut red 1,750 lb HORSE!!!  I'm so glad that you have found out about the SHIFT book. It is awesome, isn't it?! Kudos on implimenting some of the tips. Like a previous poster I had my Shift book sprial bound. It is annotated w/ lots of yellow highlighting!  Gary Keller is a brilliant thinker. He has a knack for getting to the heart of a matter. I was fortunate to see him at the first Shift tour (which was in Michigan). We have a weekly Shift book club that meets each monday. Agents from many different companies attend. We all help each other succeed! Here's wishing you continued success.

Hey Fran,  Just got both books----I can't make up my mind which to read first!! I also have Top Producer and I'm working on my website to add the foreclosure button. Thanks for the info.
