It may seem daunting when a home staging expert, who can realistically help a seller, just can't seem to get a seller to help themselves.  The return on investment and value proposition is what you should be focused on in these times as sellers often feel powerless in today's market.  

Most Home Staging pros want to share their testimonials, success stories, quality of service offerings and other things when selling 'Home Staging' to a client.  The simple truth is sellers today aren't interested in understanding your strengths as much as they are interested in knowing if the investment will realistically sell their home.

Focus on what's in it for the seller from his point of view instead of yours.  Gather information and solid surveys from helpful tools like HomeGain for example.  Todays current market instills fear and concern in the minds of sellers so helping them understand their 'real' potential with home staging will go a long way in getting the job done.

Lise, I totally agree. We have to first and foremost answer the question "What's in it for me?". I am in the process of rewriting the home page on my website to reflect just that and answer the question of the stressed out seller or REA "Can you help me?" - "Yes, I can help!"

Ooops! I guess that wasn't clear!!  I meant that I want my clients to look at my website and know that I can answered their question "Can you help me ?"  Instead of reading  them reading where I went to school etc.

I hear what you are saying.  I often get questions lately about if I do this project or make this improvement, how will it help my bottom line.  I haven't checked out Homegain yet, but Lowes put out a great "investment" calculator in their newsletter.

Lise,

I have to say that I am getting calls from homeonwers that did not take my advise in the summer and fall, and now they are coming to see the light. My pending file from 2008 is becoming an active file now. It is so rewarding to have these people call me now and realize what I told them 6 mnoths ago is what they should have done. I think it is going to be a good year for me.

One of the things we've really been able to do is show statistics of homes in their area, how much staging cost and what the tangible and intangible values of staging were to those clients.  While I agree that we need to be able to talk and address their specific concerns, and do, we also need to be able to have a proven track record, so they know we are doing more than just paying lip service and being a salesperson.

Yes having the 'proof' as they say that our work is in line with the results provided in surveys is an essential part of helping a seller understand the value proposition.  Thanks for all the comments and I'm happy to see we are all so interested in our business.
