HANDING OUT FLYERS

I'm unable to find a house for a family in South FLorida...despite the bloated inventory.  Why?  The family insists on one subdivision and in that 1,000 home subdivision there are only 6 homes on the market.  Of those 6 homes, 2 have pools, and one of those homes is also on a lake--the family doesn't want a pool nor a lake.  

So yesterday, I printed out hundreds of flyers with the plea:  Are you thinking of selling your home this Spring?   I will walk these to the neigbhorhood today & hope someone calls me.  My buyers are ready & so am I.

That is a great idea!  We are having the same issues with buyers right now who want one of three neighborhoods but they want a $400,000 house for $200,000...our market is not that bad and hopefully won't get that bad.  Good luck and great thinking!

What you have done is exactly what you needed to do.  Even if you don't get any responses from the people living in the subdivision, at least you can let your buyer know that there aren't any houses in that neighborhood that will be available and suitable for them anytime in the near future and they can either wait or look at another subdivision.  I have a feeling with that many houses though you might get a bite or two.  Also, remember in the flyer to include prices that other houses in the subdivision have been going for.  I know a lot of people think the marker it is a lot worse than it actually is right now and when they see how much houses in their neighborhood have been going for they are very surprised and might decide it's the right time to sell.

My suggestion would be to not waste a lot of time on these people especially if there are no homes that fit their criteria.

Hi Dalia,

Dropping off flyers is a good idea, but did you also knock on their doors and ask them personally... You never know what you might get... a couple listings, some more buyers, a house for your person... It may take you a week, but gives you a great purpose to knock and meet the people in the area.  Even now the flyers are out... you can knock... make a list of those not home and call them in the evening as well.  Who knows, you may become the expert in that subdivision of 1000 homes..  Good luck.. and have fun with it...

Hello Dahlia,

From what I know about homes in FL a lot of them do have pools or are near a lake. However; I'm sure there are tons that fit the criteria they're looking for, but just not in the subdivision they want to be in.

Do they really, Really, REALLY need to be in that particular subdivision?? What about another one next to it or a bit further up the street. Maybe you should ask them what exactly do they like about that subdivision. Is it the amenities, neighborhood, location, a relative etc.?

I guess at the end of the day if they truly insist on that particular subdivision and are absolutely sure no other will do then they just need to understand that it's a waiting game at this point; until the ideal one becomes available. Maybe they can get one with a pool then take the pool out. Replace it with concrete. They may even end up with extra living space if they decide to go that route.

The flyers are a good idea though, because you never know; someone just may be thinking about selling.
