Each of us see things differently. One of the issues that is very hard to overcome is seeing what other people see. I have a great example of what we think vs what is real. Have you ever recorded your voice on an answering machine and said,"that's not me"! Exactly! We do not hear or see ourselves as others do.
That is exactly what happens when a seller hears buyers comments. Sometimes we are pleased, sometimes we are shocked and other times we are mad and others times we just don't care. The truth about your home is easier to see if you look at it from a buyer eyes.
I help sellers with a checklist that gives them perspective when they prepare their home for sale. It seems to offer another viewpoint that helps the seller when readying for an open house or showing. This one thing can change how you price your home, how you market your home and how quickly you sell your home. The advantage a Realtor has is being constantly exposed to current market conditions. Most sellers only sell two or three homes in their lifetime. So to rely on family, friends, neighbors or co-workers that will not be impacted if you make a error is probably not in your best interest. Sellers are usually dealing with their largest asset so preparation to sell is critical. Look at your property through a "Buyers Eye" you may get a whole new look at your home.
I hope this hint helps you in the sale of your home.
