The New Buyers & Sellers?

I have read the articles, attended the seminars, listened to the agents and even did my own non-scientific survey of the "NEW" buyers and sellers as they are being called.  I do find that more information is available today concerning buying and selling property.  If you go anywhere in a group and you are the only Realtor the conversation goes to Real Estate as soon as someone asks what you do.  Everyone has an opinion.  I even called a wrong number the other day, my typical transposition of phone numbers.  I introduced myself to the wrong client....lucky for me they were thinking of selling and I set up an appointment after they viewed my website.  This is once!  I would like it to happen twice!

Everyone see houses, knows they have windows and doors.  People live in houses so they have knowledge.  The point is buyers and sellers have more information available.  That means we have to be better informed concerning the neighborhoods ourselves.  We have to know more about the schools, shopping or be able to send them to a website that has the information.  I have links on my site so I do not have to try and remember all this data.  I can print the information for them.  They can print the information.  Buyers and Sellers are better informed we have to understand that the day of limited information is behind us.  For the most part our MLS does keep some information for Realtors "ONLY", even that is being challenged in the courts.  So Agents that provide a better information service will sell more.  You have to be better informed and be able to present the information in a unique style that grabs the buyer and sellers attention.  I resorted to Power-point presentation and then giving the client a printed copy.  This dazzles them and keeps me one step ahead, for the moment.

Do we meet different levels of buyers, yes.  Am I thankful? Yes.  We still have a cross section of buyers and sellers.  Large cities have better access to Internet services.  Rural communities have dial up, satellite or nothing, mostly nothing if you get out a ways.  I work mostly urban but do have some rural clients.  It does not matter where you are the information gap is closing.  Don't let it shut on you by not keeping informed.

I hope this give you some pause to see the changes around you.  We work at such a pace sometimes change happens and we never seen it!

Hi Gary:

You are so right. I tell my agents to make sure and tour homes at least once a week. Previewing homes and getting around to open houses is a great way to see what's going on and where. Good post. Lania
