I call myself the VALUE GUY because I believe that is one of my strongest beneifits I offer either my buyers or sellers. With over 20 years of Real Estate Sales & appraisal experience, I can say I am an expert when it comes to knowing value. Buyers need to know if a list price is a good price or if it's too high & how much they can realistically bid down. And sellers need to know from day one how much they can realistically sell their house for, not a month or 2 later after they have sat on the market w/o any showings. And when you get an offer or make an offer, you need to really know your value in order to best support a successfull negotiation.
In our current market which has been moving down, increased time on the market can cost a seller a lot of money. This is not a market for guesswork, & sadly I see what appears to be guesswork costing a lot of people too much money. The amount of decline our prices have seen has created a much better affordability range for prospective buyers, & with nearly 1/2 of our listing inventory being foreclosure homes, WOW are there some nice deals. I'm always trying to improve & learn more so I can better serve my clients.
