I understand the difference between buyers motivation and sellers motivation. I will never ruin a deal - will always do the right thing regarding recommending the appropriate fix but realize that the seller doesn't want to live there so there will be levels or different values to the fix.
One to sell the home so it passed inspection and is structurally sound or that the problem is fixed and the purchasers level which may be to additionally fix the problem to live there forever. This would include egress windows, battery back up sump pumps and additional walls not addressed because the seller didn't finish the basement but the buyer wants to.
